Facility Manager – Roles & Responsibilities (Residential Apartments)

  1. Manage the day-to-day operations of the residential apartment community.
  2. Supervise MEP systems, including Electrical, Plumbing, DG, STP, WTP, Fire Fighting, and HVAC.
  3. Ensure preventive and breakdown maintenance is completed on time.
  4. Lead and manage housekeeping, security, horticulture, and technical teams.
  5. Handle resident complaints and ensure timely resolution with high customer satisfaction.
  6. Coordinate with vendors, contractors, and AMC service providers.
  7. Monitor vendor performance and ensure SLA compliance.
  8. Conduct regular inspections to ensure cleanliness, safety, and operational efficiency.
  9. Prepare daily, weekly, and monthly operational and MIS reports.
  10. Monitor operational budgets, verify invoices, and control maintenance costs.
  11. Ensure compliance with statutory, fire, safety, and environmental regulations.
  12. Maintain asset registers, inventory, and maintenance records.
  13. Conduct staff training on SOPs, safety procedures, and emergency response.
  14. Coordinate with the Apartment Owners Association (AOA/RWA) and attend committee meetings.
  15. Ensure smooth facility operations while maintaining high service standards and resident satisfaction.
