Position Overview:
The TPO Closer/Funder is responsible for managing the end-to-end closing and funding process for mortgage loans originated through third-party channels (brokers/correspondents). This role ensures loan files are accurately prepared, compliant with regulatory and investor requirements, and funded in a timely and efficient manner.
The TPO Closer/Funder acts as a key liaison between brokers, escrow/title partners, warehouse lenders, and internal teams to ensure a seamless closing and funding experience.
Closing Responsibilities:
- Review approved loan files to ensure completeness, accuracy, and compliance with all regulatory and investor requirements.
- Prepare and audit closing documents, including Closing Disclosures.
- Coordinate with brokers, processors, loan officers, and title/escrow to clear conditions and schedule closings.
- Balance Closing Disclosures and settlement statements to confirm final cash-to-close.
- Serve as a key point of contact for brokers throughout the closing process.
Funding Responsibilities:
- Review executed loan documents to confirm all funding conditions are met.
- Balance funding figures and ensure accuracy of loan disbursements.
- Initiate and manage wire requests in accordance with company and warehouse lender guidelines.
- Resolve discrepancies and ensure timely funding of all loans.
- Deliver complete and accurate loan files post-funding.
Experience & Minimum Qualifications (Skills, Knowledge & Abilities):
- 1–3+ years of mortgage closing and/or funding experience.
- Experience working in a TPO (broker/correspondent) channel preferred.
- Strong understanding of mortgage closing and funding workflows.
- Knowledge of compliance requirements (TRID, RESPA, etc.).
- Exceptional attention to detail and organizational skills.
- Ability to manage multiple loans in a fast-paced, deadline-driven environment.
- Strong communication skills and a customer-first mindset when working with brokers.
