Job Description
Position SummaryĀ
TheĀ Construction AnalystĀ supports nationwide renovation and construction operations across the organizationās single-family rental portfolio. This roleĀ is responsible forĀ managing key aspects of the construction lifecycle, including budget tracking, vendor coordination, scheduling, and quality control. The position plays a critical role in ensuring renovation projects align with the investment thesis by monitoring cost performance,Ā identifyingĀ variances, and supporting operational execution. This role works cross-functionally with Acquisitions, Investment Management, and vendor partners to ensureĀ timelyĀ andĀ accurateĀ delivery of renovation projects across multiple markets.Ā

Essential Job FunctionsĀ
1. Functional ResponsibilitiesĀ
Review acquisition renovation budgets (ARB) and inspector scopes to prepare bids for vendor executionĀ Ā
Evaluate estimates to ensure alignment with investment thesis and track deferred or out-of-scope itemsĀ Ā
Approve estimates, change orders, invoices, and project timelinesĀ Ā
Monitor renovation progress and ensureĀ accurateĀ updates areĀ maintainedĀ in internal systems (CMS)Ā Ā
Complete renovation tracking documentation including scope variance, pricing updates, punch lists, and project statusĀ Ā
Track homes in triage status and ensure all required data is collected for decision-makingĀ Ā
Provide feedback on scope, pricing, and execution performance to Acquisitions AnalystsĀ
2. Operational / Departmental SupportĀ
Maintain regular communication with vendors to track project progress and performanceĀ
Onboard and manage vendor relationships to ensure capacity, quality, and pricing expectations are metĀ
Schedule and review inspections across due diligence, in-progress work, and final walkthroughsĀ
Coordinate change order approvals and ensureĀ timelyĀ resolution of construction adjustmentsĀ
Support production workflow optimization andĀ identifyĀ process inefficienciesĀ
3. Compliance & Risk ManagementĀ Ā
Ensure adherence to applicable federal, state, and local regulationsĀ
Support adherence to applicable fair housing and local real estate regulationsĀ
Maintain required documentation and reporting standardsĀ
Monitor construction quality and ensure consistency across markets and vendorsĀ
Conduct audits of construction outcomes and document performance trendsĀ
IdentifyĀ and escalate compliance risks, budget variances, and operational concerns as appropriateĀ
4. Financial / Performance AccountabilityĀ Ā
Support budget adherence and cost controls across renovation projectsĀ Ā
Monitor budget-to-actual variance performance andĀ identifyĀ cost-saving opportunitiesĀ Ā
Track renovation cycle times and project completion timelinesĀ Ā
Contribute to operational efficiency and project delivery goalsĀ Ā
Ensure accuracy of invoices, estimates, and change order approvalsĀ

5. Leadership / CollaborationĀ Ā
Collaborate cross-functionally with Construction, Acquisitions, and Investment Management teamsĀ Ā
Provide reporting and updatesĀ regardingĀ project status, risks, and operational performanceĀ Ā
Maintain professional relationships with vendors and contractorsĀ Ā
Promote company values, operational standards, and quality expectationsĀ Ā
Contribute insights on construction trends, pricing, and vendor performanceĀ

Required QualificationsĀ
EducationĀ
Bachelorās degree in Construction, Business, or related field OR equivalent construction experience (2Ā years experienceĀ = 1 year education)Ā
ExperienceĀ
Relevant experience in construction, renovation, or project coordination environment preferredĀ
Skills & CompetenciesĀ
Strong understanding of construction budgeting and Budget vs. Actual (BVA) analysisĀ
Experience with project management tools and scheduling systems (Gantt charts a plus)Ā
AdvancedĀ proficiencyĀ in Microsoft Excel for reporting and analyticsĀ
Strong written and verbal communication skillsĀ
High attention to detail and ability to manage multiple projects simultaneouslyĀ
Strong analytical and problem-solving abilitiesĀ
Ability to work in a fast-paced, deadline-driven environmentĀ
Knowledge of fair housing and real estate regulations (preferred)Ā
Ability to work in office and field coordination environments, including occasional extended hours if neededĀ

Preferred QualificationsĀ
Experience in single-family rental, multifamily, or residential renovation environmentsĀ Ā
Experience working with CMS platforms, project tracking software, or construction management toolsĀ Ā
Familiarity with construction inspections, vendor management, and renovation operationsĀ Ā
Industry certifications related to construction or project management preferredĀ
