About the Opportunity

Symbiotic Services is recruiting a Commercial Real Estate Manager – Industrial & Airport for a well-established organization with a significant U.S. operational footprint. This position will lead commercial real estate lease negotiations and manage agreements across multiple locations, with a particular focus on airport and industrial properties.

The role will oversee airport authority-governed facilities, capital expenditure solutions, tenant improvement allowances, landlord contributions, facility investment structures, renewal strategies, and long-term occupancy requirements.

The Commercial Real Estate Manager will collaborate closely with Operations, Finance, Legal, Facilities, Procurement, and senior business leaders to protect operational continuity, improve lease economics, and support strategic facility decisions.

Key Responsibilities

Lease Negotiation & Portfolio Management

  • Lead lease negotiations, renewals, amendments, extensions, and related agreements with airport authorities, landlords, industrial property owners, and other business partners throughout the United States.

  • Negotiate and manage key terms involving rent, operating expenses, maintenance obligations, renewal options, termination rights, access rights, use restrictions, and facility responsibilities.

  • Monitor critical lease dates, notice periods, approval requirements, financial obligations, and renewal windows across the portfolio.

  • Develop lease summaries, recommendations, business cases, and approval materials for senior leadership.

Airport & Industrial Real Estate

  • Serve as a subject matter expert for airport and industrial lease structures, including facilities owned, governed, controlled, or approved by airport authorities.

  • Navigate airport authority approval processes, operating requirements, security requirements, facility-use restrictions, landlord consent requirements, and infrastructure obligations.

  • Partner with operational and corporate stakeholders to ensure lease terms support production requirements, fleet access, customer commitments, and business continuity.

  • Identify commercial and operational risks within property leases and recommend practical mitigation strategies.

Capital Expenditures & Tenant Improvements

  • Lead negotiations involving capital expenditures, tenant improvement allowances, landlord contributions, facility buildouts, infrastructure investments, and major upgrades.

  • Partner with Finance, Operations, Facilities, and Legal to evaluate landlord-funded improvements, tenant-funded projects, amortized investments, and long-term occupancy commitments.

  • Support business cases involving expansions, relocations, consolidations, new facilities, and significant facility improvement projects.

  • Track lease obligations involving maintenance, capital repairs, improvements, utilities, infrastructure, and landlord/tenant responsibilities.

Cross-Functional Real Estate Execution

  • Coordinate with Legal and external counsel regarding lease documentation, amendments, exhibits, insurance provisions, indemnities, assignment rights, and contractual requirements.

  • Collaborate with Operations, Commercial, Procurement, Finance, and Facilities to align lease terms with operational, regulatory, customer, and long-term network requirements.

  • Support facility transitions, lease exits, landlord negotiations, and business-continuity planning.

  • Develop productive relationships with airport authorities, property owners, landlords, internal stakeholders, and external advisors.

Additional Responsibilities

  • Develop and maintain real estate playbooks, lease trackers, approval workflows, and executive reporting tools.

  • Support annual planning, budgeting, and forecasting for rent, lease commitments, tenant allowances, and facility investments.

  • Identify opportunities to reduce occupancy costs, increase landlord contributions, strengthen renewal flexibility, and minimize operational disruption.

  • Partner with senior leadership on long-term corporate real estate and facilities strategy.

Qualifications

  • Bachelor’s degree required; Business, Real Estate, or a related discipline preferred.

  • 7–10 years of commercial real estate lease negotiation and transaction experience, preferably involving multiple commercial or industrial locations.

  • Strong knowledge of lease economics, operating expenses, maintenance obligations, renewal rights, use restrictions, access rights, and landlord/tenant responsibilities.

  • Demonstrated experience negotiating industrial leases involving capital expenditures, tenant improvement allowances, landlord contributions, facility buildouts, or infrastructure investments.

  • Construction project experience.

  • Strong negotiation, analytical, quantitative, financial, project management, communication, and stakeholder-management skills.

Preferred Experience

  • Experience with airport facility leases or properties owned, controlled, governed, or approved by airport authorities.

  • Experience working with airport authorities, public-sector property owners, landlords, legal counsel, finance teams, operations leaders, and external advisors.

  • Real Estate Salesperson or Broker license is beneficial.

  • Real Property Administrator (RPA) and/or Certified Property Manager (CPM) certification is a plus.
