Summary
Responsible for the day-day operations of a portfolio of commercial real estate properties, fiscal management, and lease administration functions with a significant focus on maximizing the quality and profitability of the portfolio, while providing top-notch service to property ownership, tenants, vendors, and the Company, that play a part in the successful operation of the properties.

Essential Duties and Responsibilities聽
Responsible for property operations at all specified properties which include:聽
路 Performing monthly property inspections and completing corresponding inspection paperwork聽
路 Identifying and bringing immediate resolution to public safety concerns and liabilities on properties聽
路 Identifying and bringing timely resolution to routine maintenance issues and non-capital property upgrades 聽
路 Performing annual financial planning聽
路 Prepare accurate and timely monthly management reports to ownership聽
路 Identifying and initiating discussion on capital improvements that are needed or will be needed聽
路 Building working relationships with all tenants and stakeholders that play a part in the operation of centers聽
路 Monthly verification of rent roll accuracy聽
路 Bidding, negotiating, and supervising all maintenance related vendor contract work on properties聽
路 Performing bid requests and obtaining quotes for all maintenance and non-capital property upgrade projects聽
路 Writing vendor scope of work information into contracts and conducting quality control inspections of work聽
路 Creating and maintaining vendor relationships and sourcing for new vendors when necessary聽
路 Developing preventive maintenance plans and schedules for each property聽
路 Oversee and manage the work order process, ensuring timely and effective resolution of maintenance requests and service calls
聽
Oversees the fiscal management of a specified portfolio of properties which includes:聽
路 Developing and maintaining operating and capital budgets for each operating property聽
路 Performing expense forecasts to supplement and revise budgets as necessary聽
路 Monitoring operations expenditures versus budget expectations and revised forecasts as needed聽
路 Producing monthly reports to show variances in budget/forecast versus actual expenditures聽
路 Reporting to the Expense Review Committee on all variances in budget/forecast versus actual expenditures聽
路 Ensuring CAM revenue is effectively used to promote the overall asset health while protecting profitability聽
路 Performing GL coding and expense approval within budgeted guidelines for all operations related invoices聽
路 Responsibility to create and gather approval for all expenses as defined in the property Management Agreement聽
Manages several aspects of lease administration at all specified properties which includes:聽
路 Ensuring tenant compliance with all lease requirements, including collection of current COIs, and coordinating non-monetary 聽
聽聽defaults when necessary聽
路 Supporting the management of tenant buildouts, including reviewing construction plans, contractor coordination, participating in聽
聽聽onsite meetings to ensure alignment with lease requirements, building standards, and project timelines.聽
路 Conducting new tenant turnovers and move-in inspections聽
路 Assisting with lease renewals and new prospect deal costs聽
路 Providing premium support to the Leasing and Property Accountant鈥檚 on a routine basis聽
路 Producing tenant sales reports upon request聽
路 Visiting delinquent tenants and requesting payment of past due rent, etc.聽
路 Performing move-out inspections and move-out/eviction inventories聽
路 Processing and facilitating all delinquent tenant collections and evictions, if necessary.聽
Other Duties, Supervisory Duties, and Team Responsibilities聽
Responsible for working on miscellaneous and ad hoc projects, even if requests are not related to the Property Manager鈥檚 assigned portfolio of properties, as designated by the VP of Property Management on an as needed basis.聽
Responsible to function as a willing and able team player, within the structure of the Property Management organization as well as within the entire Company as a whole, projecting a positive working relationship with all involved parties, and recognizing the role that Property Management plays as an internal service provider for other Company departments.聽

Qualifications
路 Must possess a minimum of three years of related Property Management experience.聽
路 Excellent quantitative, analytical, sales, and negotiating skills are required, along with strong problem solving and time-management skills and the ability to pay close attention to detail.聽
路 Must be a proven professional: Trustworthy and able to handle confidential and sensitive information appropriately.
路 Must be self-motivated with the ability to multi-task and thrive in a dynamic team environment. 聽聽
路 Must possess the ability to communicate effectively with all levels of company management, tenants, governmental entities, and聽
聽聽legal counsel through both written and verbal interaction.聽
路 Some travel is necessary to successfully perform the essential duties outlined.
Education, Experience, Certification
路 Bachelor鈥檚 degree in business administration, finance, or accounting from a 4-year college or university聽
