Overview


We are looking for a Preconstruction Manager with commercial construction experience in a design-build, CMaR, negotiated, and selective hard-bid environment. This role will support preconstruction strategy for multifamily, senior living, mixed-use, and community-focused construction projects. The ideal candidate has strong estimating, budgeting, scope development, and project-planning experience and is ready to grow into a senior preconstruction leadership role over time. This position is important to helping convert early project opportunities into executable work with clear budgets, schedules, scopes, and risk visibility.

Responsibilities

  • Lead preconstruction efforts for commercial construction projects from early concept through handoff to operations.

  • Develop conceptual estimates, detailed budgets, bid packages, and cost models for design-build, CMaR, negotiated, and select hard-bid projects.

  • Review drawings, specifications, narratives, and project documents to identify scope gaps, cost risks, and constructability concerns.

  • Work with owners, architects, engineers, subcontractors, and internal project teams to align scope, budget, schedule, and project expectations.

  • Solicit, evaluate, and level subcontractor and supplier pricing to support accurate and competitive project budgets.

  • Prepare value engineering options, alternates, and cost-saving recommendations without compromising project quality or intent.

  • Support project pursuit strategy, proposal preparation, and client-facing preconstruction presentations when needed.

  • Maintain accurate preconstruction documentation, estimate history, bid tabs, assumptions, exclusions, and project handoff materials.

  • Partner with project management and field leadership to ensure preconstruction decisions translate into successful execution.

Qualifications

  • 10+ years of experience in the construction industry, including at least 5 years in preconstruction, estimating, or a closely related role.

  • Experience with commercial construction projects required, preferably including multifamily, senior living, mixed-use, or similar building types.

  • Direct experience with design-build, CMaR, negotiated, and hard-bid project delivery methods.

  • Strong ability to read and interpret construction drawings, specifications, scopes of work, and project documents.

  • Proven experience developing conceptual estimates, detailed budgets, subcontractor scopes, and bid comparisons.

  • Must have direct preconstruction ownership experience, not only project coordination or administrative support experience.

  • Residential-only experience will not be sufficient unless paired with substantial commercial construction estimating or preconstruction experience.

  • Strong communication skills with the ability to work directly with clients, design partners, subcontractors, and internal construction teams.
