Alabama Property Size: 42 units Crest Property Size: 64 units Hyde Park Property Size: 26 units My Angel Property Size: 54 units Saticoy Property Size: 30 units Vineland Property Size: 18 units Total = 364 units Job Title: Maintenance Lead Department: Operations Reports To: Regional Manager FLSA Status: Non-Exempt Summary: Leads and coordinates activities of the maintenance staff engaged in maintaining and repairing physical structures of assigned developments by performing the following duties. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: · Schedules and provides training to maintenance staff. · Ensures all maintenance staff is trained properly. · Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings. · Coordinate scheduling of the Maintenance Staff on a weekly basis, after receiving maintenance requests from scattered sites, schedule with the Maintenance Team repairs as necessary. · Ensures sites have proper inventory tools, equipment, and supplies. · Inspect and supervise completed work for conformance to Barker Management Incorporated specifications, and standards. · Studies production schedules and estimates worker hour requirements for completion of job assignment. · Interprets Barker Management Incorporated, policies to Maintenance Team and enforces safety regulations. · Establishes or adjusts work procedures to meet production schedules. · Suggests changes in working conditions and use of equipment to increase efficiency of work crew. · Confers with Regional Manager to determine priority of job scheduling. · Inspects building prior to government agency, lender, investor or other scheduled inspections and make recommendations to Supervisor on maintenance issues. · Reviews jobs in the field to determine scope of work. · Evaluates scope of work and bids by outside vendors. Ensures work is completed according to scope and of high quality. · Performs actual work as deemed necessary, to insure the work is finished on a timely basis. · Provides support to manager in communicating with maintenance staff. · Maintains inventory lists of tools and equipment at each site. Schedule and perform inspections on the properties with the Resident Manager’s. The following is a general description of what is to be inspected: · Roofs · Air Conditioner on the roof · Carpet & tiles in the common areas and recreation room · Laundry room – vents · Smoke alarms – inspected every 6 months with assistance · Fires Extinguisher – dates · Elevator permit · Electrical room · Elevator room · Boilers · Window Screens · Inventory List – tools, paint, etc. · Planters – palm trees · Vendors from on-line · Vacancies · Grounds · Battery back up system · No trespassing signs · All signs covered with plexi-glass · Security cameras SEMI-ANNUALLY/ANNUALLY: · Participate in site physical inspections as required. Other Responsibilities: · Other duties as assigned. The Maintenance Lead is required to perform his assigned duties for the development during a forty (40) hour work-week. Hours are to be worked from 8:00 a.m. to 5:00 p.m., Monday through Friday, with a one hour lunch break daily. As Maintenance Lead you are responsible to work when needed after normal business hours or on weekends in response to emergency situations or special events.
