Responsible for managing multiple residential properties in an efficient and value enhancing manner that is consistent with the overall strategic plan for each property, facility or complex. 聽Accountable for all business, financial, and management aspects of the assigned properties including preparing, implementing and adhering to the approved strategic plan, a budget for the property, developing and maintaining strong working relationships with tenants/occupants and board members and supervising the day to day activities of the engineering, maintenance and other building staff as well as contract services. 聽Will be responsible for directly supervising a variety of staff which may or may include building, administration, engineering, operations, maintenance and finance/accounting.

路聽 聽 聽Provides first-class customer service to assigned clients while promoting relations among residents, staff, and surrounding community.

路聽 聽 聽Oversees the financial operations of assigned properties to realize the expected short term revenues and increase the long term value.

路聽 聽 聽Maintains accurate financial records from property operations to provide cost expense reporting.

路聽 聽 聽Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs, housekeeping functions and responses to resident service requests. 聽Ensures compliance with quality standards. Visits each property weekly and reports to the Sr. Vice President by completing a monthly written inspection report. 聽Reviews in detail the physical properties curb appeal, common areas, vacant apartments, and notes any deferred maintenance items for subsequent follow-up.聽

路聽 聽 聽Maintains courteous and continuous communication with associates, residents and applicants in a respectful and professional manner.聽

路聽 聽 聽Communicates with residents and families regarding questions and concerns and takes steps to resolve issues or refers them to appropriate associates. 聽Responds to all residents in a courteous and prompt manner, prepares correspondence to residents and maintains accurate conversation records.

路聽 聽 聽Routinely meets with residents to handle complaints and requests for repairs and ensure that they are properly provided. 聽 聽

路聽 聽 聽Regularly inspect the grounds, facilities, and equipment of assigned properties to ensure safety and excellent maintenance.

路聽 聽 聽Enforces the provisions of sale contracts and Board requirements.

路聽 聽 聽Provides supervision, coaching, and feedback to all on-site building staff.

路聽 聽 聽Effectively supervises administrative staff including聽but not limited to training, task delegation, tracking and handlings all attendance-related needs, motivation, and following up.

路聽 聽 聽Works with Human Resources on matters relating to state and federal employment law compliance, recruitment, hiring, new hire orientation, performance management, and terminations.聽

路聽 聽 聽Provides input and solicits feedback from clients and other Managers聽concerning staff performance and involves corporate Human Resources, as necessary, on cases involving disciplinary issues and terminations. Resolves staff issues.

路聽 聽 聽Comply with and enforce all Company regulations and procedures as well as all applicable legislative provisions.

路聽 聽 聽Establish effective working relationships with safety and health officials.

路聽 聽 聽Responds to emergency situations and ensures full compliance with all state and local laws.

路聽 聽 聽Works constructively under stress and pressure.

路聽 聽 聽Effectively manages time of self and others to meet deadlines.

路聽 聽 聽Liaisons between Accounting, HR, and all other Corporate departments as necessary.

  • Must possess a high degree of proficiency with MS Office products including Word, Excel, Access, Power Point, PDF Converter, and Outlook.
  • Professional and courteous demeanor with exceptional communication, presentation, customer service and interpersonal skills required.
  • Ability to professionally and effectively interact with building residents and board members is required.
  • Must be able to onboard, train, and manage others successfully, as well as聽create a collaborative environment between the sales offices and other departments, including HR, IT, Marketing, Accounting, etc.聽
  • Must be able to maintain the highest level of confidentiality and handle sensitive material concerning the organization.
  • Strong organizational/time management skills required. 聽Ability to handle multiple tasks simultaneously and meet designated deadlines. 聽 聽
  • Understands the larger business context; plans and forecasts accordingly.
  • Highly accurate and detail oriented, with excellent follow through.

Minimum qualifications聽(The minimum level of education and experience required to perform the essential functions of the position.)

  • A Bachelor鈥檚 degree required.
  • 5-10 years experience managing a portfolio of residential properties with multiple units plus supervisory experience in a residential property management position required.
  • Must have a knowledge and experience with financial accounting in residential real estate, financial reporting, and budgeting.
  • Must present writing samples.
  • Excellent working knowledge of Microsoft Office applications required, including Word, Excel, Outlook, PowerPoint, etc. Working knowledge of MRI聽preferred.
  • Excellent technical facility skills (HVAC, mechanical, electrical and plumbing, etc.)
  • Service-oriented and possesses the ability to work with and understand problems and attitudes of clients and staff.
  • Knowledge of the budgetary process as it relates to operating and capital expenditure budget.
  • Ability to communicate effectively, both verbally and in writing.

Supervisory responsibilities (The scope of the position鈥檚 authority, including a list of positions that report to the incumbent.)

Manages all people resources by ensuring the quality and appearance of the property is continually improved. 聽Responsible for staffing levels within buildings managed and the training & development of his/her staff (including but not limited to hiring and overtime management). 聽

Supervises administrative staff, building Resident Managers and Superintendents.
