MAINTENANCE SUPERINTENDENT


SALARY: $4,542.90 - $5,017.71 / Biweekly

$118,115.40 - $130,460.46 / Annually

DEFINITION 

Under the supervision of the Property Administrator, or Director of Property Operations, supervises the repair and maintenance of dwelling units, buildings, structures, grounds and equipment; performs related work as required. 

 

 

ESSENTIAL FUNCTIONS

  • Plans, directs, inspects, and supervises the work of a group of skilled and semi-skilled workers engaged in the repair and maintenance of dwelling units, buildings, structures, grounds, and equipment; and
  • Assist with developing specifications and budgets for projects; and
  • Coordinate work sessions with contractors, vendors and other involved parties to develop schedules, review status of projects; and
  • Requisitions and obtains materials and supplies; and
  • Work with Property Administrators and Assistant Property Administers and staff in planning, scheduling, and managing projects; and
  • Ensure that all permitting, records, and payments are properly developed and processed; and
  • Makes time and material estimates of various routine maintenance and repair jobs, and advises in the selection of materials; and
  • Recommend new or updated guidelines/policies for managing projects; and
  • Trains new and existing staff in maintenance and safety programs; and
  • Inspects ladders, scaffolds, and other safety equipment, and ensures that safety regulations are followed; and
  • Writes performance evaluations, and recommends appropriate personnel actions; and
  • Use effective positive interpersonal communication skills; and
  • Hands on training of skilled and semi-skilled workers in the performance of repair and maintenance work; and
  • Perform routine repair and maintenance work to assist skilled and semi-skilled workers and to complete work efficiently; and
  • Perform other incidental tasks consistent with the job goal of this position.

 

 

MARGINAL FUNCTIONS 

Performs other related duties as required. 

 

 

MINIMUM QUALIFICATIONS 

Forty-eight (48) general education semester units of college, with courses in engineering or a related field preferred; 

 

WITH three years of experience as a skilled or semi-skilled building maintenance worker, at least two years of which must have been as a full-time supervisor or lead person; one additional year of full-time, paid experience may be substituted for the required education; 

 

AND possession of a valid California driver's license and an insurable driving record. 

 

Bilingual skills in ASL, Mandarin, Cantonese, Vietnamese and/or Spanish are a plus.

 

Equivalent combinations of education, training and experience will be considered. 

 


KNOWLEDGE AND ABILITIES 

KNOWLEDGE OF: 

  • Methods, materials, tools, and equipment used in building construction, maintenance, and repair work;
  • Methods used in requisitioning, receiving, checking, storing, and issuing materials and supplies;
  • Principles of effective supervision;
  • Codes, rules, regulations, safety orders, and safety practices.

 

ABILITY TO: 

  • Plan, supervise, and inspect the work of building trades journey persons;
  • Use a computer and software related to responsibilities;
  • Schedule and coordinate the work of the various trade plans and specifications;
  • Estimate material and labor requirements;
  • Utilize the appropriate tool for various tasks;
  • Train skilled and semi-skilled workers in various tasks;
  • Analyze situations accurately and adopt an effective course of action;
  • Maintain accurate records, write reports and procedures;
  • Communicate effectively, both orally and in writing (or with audio and visual capacities) and other abilities as specified in the State of California Division of Industrial Accidents form RB-91 for this classification.
