What You’ll DoÂ
As a Community Manager, you’ll act as the site-level CEO—overseeing property performance, leading your team, and ensuring a high-quality living experience for our residents. You’ll create a welcoming environment that reflects the best of Wendover’s care-first culture.Â
Team LeadershipÂ
- Lead, coach, and mentor your leasing and maintenance teams to achieve site goalsÂ
- Conduct regular performance check-ins and annual reviews with clarity and purposeÂ
- Foster a collaborative, inclusive, and high-performing team cultureÂ
Financial & Operational OversightÂ
- Partner in the development of annual budgets and manage daily financialsÂ
- Monitor and control operating expenses and recommend efficiency opportunitiesÂ
- Track and report on community performance, occupancy, and collectionsÂ
Maintenance & Facilities ManagementÂ
- Oversee work schedules, preventative maintenance programs, and vendor coordinationÂ
- Ensure timely completion of service requests and high-quality repairsÂ
- Maintain safety, curb appeal, and long-term asset preservationÂ
Purchasing & Vendor ManagementÂ
- Develop and maintain strong relationships with third-party vendorsÂ
- Manage service contracts, vendor performance, and ensure timely project executionÂ
- Keep accurate inventory of maintenance supplies and control purchasing within budgetÂ
Resident Engagement & Customer ExperienceÂ
- Deliver outstanding customer service to residents, vendors, and stakeholdersÂ
- Ensure timely, empathetic response to all service requests and inquiriesÂ
- Foster a sense of community through resident events and thoughtful communicationÂ
Compliance & SafetyÂ
- Ensure full compliance with company policies and LIHTC regulationsÂ
- Keep resident files, applications, and documentation audit-readyÂ
- Enforce safety protocols and ensure zero tolerance for lost-time accidentsÂ
Marketing & Lease-UpsÂ
- Execute local marketing strategies to drive qualified traffic and increase occupancyÂ
- Monitor leasing performance and adjust tactics to meet occupancy and revenue goalsÂ
What You Bring to the TeamÂ
- Bachelor’s degree preferredÂ
- 1+ year of experience managing a LIHTC (Low-Income Housing Tax Credit) propertyÂ
- CAM, CAPS, or CPM designation preferredÂ
- Deep understanding of affordable housing compliance and operationsÂ
- Experience managing budgets, teams, and resident concerns in real-timeÂ
- Proficiency in Microsoft Office, property management software, and social mediaÂ
- Strong communication, time management, and problem-solving skillsÂ
- Natural relationship-builder with the ability to connect with diverse residents and teammatesÂ
- Highly organized, adaptable, and comfortable managing multiple priorities in a fast-paced settingÂ
- Professional appearance and a polished, customer-first demeanorÂ

About the Working EnvironmentÂ
You’ll work in a professionally managed on-site office, leading a team and engaging directly with residents. This full-time position may require occasional evenings or weekends and may exceed 40 hours per week depending on operational needs. Confidentiality, adaptability, and professionalism are a must.Â
