About the role
1st Impressions Contractors is a licensed HVAC and plumbing contractor serving apartment communities across Central Florida. We are hiring a Territory Manager to grow our multifamily book of business in the Orlando market.
You will own relationships with property managers, regional managers, maintenance supervisors, and asset managers. Your job is to win and expand service agreements, repair work, and replacement projects across their portfolios. If you have sat in the property manager's chair, or spent years selling to people who do, you already know what keeps them up at night: make-ready deadlines, no-AC calls in July, leaks that turn into insurance claims, and budgets that never stretch far enough. We want someone who can solve those problems and build lasting accounts.
What you'll do
- Prospect, call on, and close apartment communities, property management companies, and multifamily owners across the Orlando territory.
- Sell HVAC and plumbing services: preventive maintenance agreements, service and repair, unit turns, system and equipment replacements, water heater programs, repiping, and leak response.
- Build multi-level relationships, from on-site community managers and maintenance techs to regional managers and asset managers.
- Walk properties with maintenance teams to spot needs, gather scope, and coordinate with our estimators and technicians on accurate proposals.
- Present proposals and capital replacement plans, negotiate terms, and win multi-property and portfolio-wide agreements.
- Manage your pipeline and activity in our CRM, and forecast monthly and quarterly sales.
- Act as the account's point person after the sale: keep communication flowing between clients and our operations team so work is done right and on time.
- Represent the company at local apartment association events, trade shows, and networking functions.
What we're looking for
Strongly preferred:
- Experience as a property manager, community manager, regional manager, or maintenance supervisor in multifamily housing, or
- A track record selling services or products to property management companies (HVAC, plumbing, roofing, restoration, flooring, turn services, or similar).
Required:
- 3+ years in multifamily operations or B2B/outside sales.
- Comfort working independently in the field and managing your own schedule and territory.
- Strong communication, presentation, and follow-up skills.
- Working knowledge of CRM tools and Microsoft Office or Google Workspace.
- Valid Florida driver's license, reliable vehicle, and a clean driving record.
A plus:
- An existing network of Orlando-area property management contacts.
- Familiarity with HVAC or plumbing systems, or with apartment capital planning and budgeting.
- Involvement with the Apartment Association of Greater Orlando (AAGO) or similar groups.
- Bilingual English/Spanish.
