A day in the life
The Business Opportunity Lead helps build and grow Prologis OnPrem Power by owning a portfolio of commercial opportunities from early qualification through customer agreement and investment approval. This role develops qualified pipeline, advances commercially sound opportunities, and creates value for Prologis Real Estate and customers across temporary and permanent onsite power generation solutions. The role works closely with Origination, Real Estate, Development, Finance, Legal, Utility, Construction, and other energy subject matter experts to shape solutions and move opportunities forward. Success is measured through progress against sales, NOI, and project targets; reliable customer and Real Estate engagement; and a diversified portfolio of opportunities that are ready for investment decisions.
Key responsibilities include:
• Build and execute the go-to-market plan for the assigned OnPrem market or customer segment, aligned with the overall commercial plan, and maintain a qualified, diversified pipeline against annual sales, NOI, and project targets.
• Partner with Origination to qualify, prioritize, and advance high-value opportunities while maintaining timely and consistent engagement with customers and Prologis Real Estate teams.
• Own customer and Real Estate relationships for assigned opportunities, translating customer needs into a clear commercial path with technical and development subject matter experts.
• Lead commercial discussions with customers in partnership with Origination, including pricing, term sheets, cost recovery, negotiation strategy, and final deal structure.
• Own opportunities from initial decision gates through Investment Committee approval, coordinating Finance, Development, Legal, Utility, Construction, and other subject matter experts required to advance each pursuit.
• Own the financial pro forma and ensure scope, cost, schedule, project economics, risks, and commercial assumptions are understood before significant development resources are committed or investment approval is requested.
• Manage opportunity budgets, timelines, risks, and Salesforce accuracy while driving consistent progress across multiple opportunities and against business-plan targets.
Building blocks for success
Required:
• 7+ years of experience in business development, commercial development, project development, energy infrastructure, or a related field.
• Ability to evaluate thermal, fuel cell, microgrid, and renewable generation technologies and how they can operate alongside utility grid power in customer solutions.
• Demonstrated experience owning customer relationships and complex commercial negotiations.
• Demonstrated ability to build and manage a pipeline while advancing multiple opportunities concurrently with the use of Salesforce
• Ability to evaluate project economics and support investment decisions using sound financial judgment.
• Ability to coordinate effectively across technical, development, finance, legal, and real estate teams.
• Ability to communicate clearly, exercise sound judgment, and follow through on commitments.
Preferred:
• Experience selling or developing infrastructure solutions for industrial, logistics, manufacturing, or data center customers.
• Experience with onsite generation technologies, utility processes, or project development.
• Bachelor’s degree preferred or equivalent practical experience.
• Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
Hiring Salary Range of: $173,000 - $217,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
