Cresten is seeking a Community Director to lead one of the premier properties in the Cresten portfolio. This is more than a property management position. It is a leadership opportunity for a driven professional who thrives on delivering outstanding resident experiences and driving strong financial performance.

As Community Director, you are responsible for every aspect of its success – from occupancy and financial performance to resident satisfaction and property presentation. You understand that luxury living is built on exceptional service, operational excellence, and attention to every detail.

PRIMARY RESPONSIBILITIES:

    Leadership

  • Create an environment where team members are engaged, empowered, and committed to delivering exceptional service. 
  • Partner with Area & Executive Leadership to execute company initiatives and achieve operational goals.

     Community Operations

  • Oversee the day-to-day operations of the community. 
  • Ensure the property consistently meets Cresten's standards for cleanliness, curb appeal, safety, and overall presentation. 
  • Conduct routine inspections of apartments, common areas, amenities, and grounds. 
  • Coordinate daily with the Area Tech and Area Director to prioritize work orders, preventative maintenance, unit turns, and capital improvement projects. 
  • Ensure company policies, Fair Housing regulations, and all applicable laws are followed.

     Leasing & Resident Experience

  • Drive leasing performance through strategic marketing, prospect follow-up, property tours, and effective closing techniques. 
  • Develop and execute resident retention strategies that increase lease renewals and resident satisfaction. 
  • Respond professionally and promptly to resident concerns while seeking long-term solutions. 
  • Ensure every move-in and move-out experience reflects the Cresten brand. 
  • Monitor online reputation and resident feedback while implementing initiatives that improve the overall resident experience.

      Financial Performance

  • Manage property budgets and operate within approved financial guidelines. 
  • Monitor occupancy, economic occupancy, delinquency, concessions, renewals, and revenue performance.  
  • Develop action plans to improve performance. 
  • Continuously monitor the local multifamily market, including competing communities, rental rates, occupancy trends, concessions, amenities, and marketing strategies.
  • Ensure accurate rent collections and minimize delinquency.
  • Monitor and improve key performance indicators
  • Utilize AppFolio and other company software to maintain accurate records and analyze operational performance. 
  • Identify trends and implement solutions that improve efficiency and overall community performance.

Requirements

REQUIRED SKILLS/ABILITIES:

  • Detail-oriented with exceptional office skills
  • Excellent organization, communication, and interpersonal skills
  • Must have the ability to prioritize and multi-task
  • Operating standard office equipment, including job-related computer hardware and software applications, including Microsoft Office Products.
  • Strong supervisory and decision-making skills with the ability to exercise sound judgment and discretion
  • Ability to analyze data, recommend solutions, and implement policies effectively

EDUCATION AND EXPERIENCE:

  • Minimum of 3 years of property management experience in multi-family residential, with demonstrated success in luxury or Class A communities.
  • Demonstrated track record of sustaining occupancy at or above 95%.
  • Proficiency with AppFolio property management software.
  • Familiar with Fair Housing Laws preferred
  • High School Diploma required

WORK ENVIRONMENT:

  • Work is performed in an office setting as well as various apartment units.

TRAVEL REQUIREMENTS:

  • Within Sioux Falls Metro area on a daily/weekly/monthly basis.

PHYSICAL REQUIREMENTS:

  • While performing the duties of this job, the employee may be regularly required to stand, sit, talk, hear, see, reach, stoop, kneel.
