ROLE PURPOSE
Where Campus 2.0 Experience defines the standard and Facilities & Maintenance keeps the hard systems running, the Estate Manager is the person physically walking the campus every day making sure it looks, feels and functions the way it should — lifts clean, gardens tended, security present, hostels in order. This role is the single on-ground point of accountability for Housekeeping, Security and Landscape partner execution, campus safety, space administration and day-to-day estate upkeep.
KEY RESPONSIBILITIES
• Conduct daily/weekly walkthroughs of the campus (gate, reception, academic spaces, hostels, dining, sports, public spaces, guest areas) to check against the Rishihood Standard and log gaps.
• Own day-to-day coordination with the outsourced Housekeeping, Security and Landscape & Horticulture partners — ensuring their teams show up, perform to spec and resolve issues quickly; escalate SLA breaches to Procurement & Vendor Management and Campus 2.0 Experience.
• Manage campus safety and security operationally — access control, patrols, incident logging and response, coordination with the Security partner on protocol.
• Own space and estate administration: room/hostel allocation, key and access management, occupancy records, and general estate housekeeping of records.
• Act as first point of on-ground escalation for complaints from learners, faculty and staff about cleanliness, upkeep, security or landscape — resolving directly or routing to the right function (Facilities & Maintenance, Kitchen & Dining, Hospitality).
• Support event and guest-visit logistics on ground — space readiness, signage, cleanliness and security arrangements — in coordination with Hospitality & Guest Experience.
• Feed daily ground-truth observations into the MIS owned by Campus 2.0 Experience, supporting the Campus Excellence Scorecard with real, walked evidence rather than reported claims.
• Maintain emergency and incident-readiness on ground (fire, security, safety drills) in coordination with Facilities & Maintenance and the Security partner.

Requirements
QUALIFICATIONS & EXPERIENCE
• Bachelor’s degree in Facilities/Estate Management, Hospitality, Business Administration or a related field.
• 5–9 years of experience in estate, campus or property operations — institutional, hospitality or large residential/commercial campuses preferred.
• Experience supervising outsourced housekeeping, security or landscape teams on ground.
• Comfortable with a field-first role — present on campus and walking the ground daily, not a desk-based function.
