The Maintenance Technician helpsmaintain the grounds, facilities, and amenities of the Condominium and reportsto the Property Manager. The position ensures that all mechanical systems andequipment are functional and properly maintained in a clean and aestheticallyappealing condition.
Responsibilities:
- Reviews and completes work orders assigned by the Community Association Manager.
- Routinely inspects the community and advises the supervisor of any issues or makes corrections as appropriate.
- Utilizes and maintains equipment in a proper, safe, and effective manner.
- Maintains positive working relationships with community staff.
- Performs painting and touch-up of common areas as needed.
- Performs general labor, including lifting and moving heavy items as directed by the supervisor.
- Performs general carpentry and other minor community/building repairs when a permit is not required.
- Maintains records and other maintenance reports as directed by the supervisor.
- Reports the need for major repairs to the Community Association Manager/Maintenance Supervisor.
- Checks and maintains lighting throughout the property.
- Pressure washes sidewalks, entrances, A/C and heat pump pads, and other areas as necessary to maintain a neat appearance.
- Maintains applicable recreational amenities, including outdoor gyms and playgrounds.
- Ensures all safety precautions and procedures are followed in compliance with OSHA guidelines and requirements.
- Performs other dutiesas assigned by the Community Association Manager
