U.S. Facilities, Inc. is seeking an experienced Licensed LEAD HVAC Technician to join our facility maintenance team in Troy, Michigan. In this hands-on, working-lead role, you will guide the operation, preventive maintenance, troubleshooting, and repair of commercial heating, ventilation, air-conditioning, and refrigeration systems, while coaching fellow technicians and keeping the facility safe, reliable, and energy efficient. We are building in-house HVAC capability at this site, and this position is central to that effort.

Essential Duties and Responsibilities:

  • Perform and coordinate preventive and corrective maintenance on assigned HVAC equipment, including rooftop units, air-handling units, split systems, heat pumps, exhaust systems, motors, belts, bearings, filters, dampers, and associated controls.
  • Maintain and troubleshoot boilers, chillers, pumps, hydronic systems, and refrigeration equipment where included in the facility equipment inventory and within the employee’s training and authorized scope.
  • Diagnose mechanical, electrical, refrigeration, and control-system faults; identify root causes; recommend repairs; and verify safe operation following service.
  • Monitor building automation systems, review alarms and operating trends, investigate comfort complaints, and adjust approved schedules and setpoints.
  • Coordinate daily assignments and work priorities with facility management; provide technical direction, coaching, and quality checks for assigned technicians.
  • Complete work orders in the computerized maintenance management system, documenting diagnostics, labor, parts, equipment condition, and follow-up needs.
  • Maintain refrigerant service records and perform recovery, evacuation, charging, and leak-detection activities within applicable certification and regulatory requirements.
  • Coordinate authorized subcontractor work, communicate shutdown requirements, and inspect completed work for conformity with the approved scope.
  • Identify equipment deterioration, recurring failures, critical spare-parts needs, and opportunities to improve system reliability and energy performance.
  • Follow established energy-isolation, electrical-safety, fall-protection, chemical-handling, and personal protective equipment procedures; stop and report unsafe work.
  • Respond to urgent HVAC failures and support scheduled shutdowns, seasonal changeovers, and emergency coverage as assigned.
  • Communicate equipment status, service disruptions, repair options, and unresolved risks promptly and professionally.

Required Qualifications:

  • High school diploma or equivalent, plus completion of an HVAC apprenticeship, technical training program, or an equivalent combination of relevant training and practical experience.
  • At least five years of progressively responsible commercial or industrial HVAC maintenance and repair experience, including at least one year providing lead-level technical guidance or coordinating technician work.
  • Current, active Michigan Mechanical Contractor license with work classifications appropriate to the duties assigned. Management must verify the classification scope against the actual equipment and work before assignment; a general reference to an “HVAC license” is not sufficient.
  • EPA Section 608 Universal Technician Certification, with documentation available for verification.
  • Demonstrated ability to diagnose refrigeration cycles, airflow and hydronic problems, electrical circuits, motors, variable-frequency drives, sensors, actuators, and HVAC controls.
  • Ability to interpret mechanical drawings, wiring diagrams, equipment manuals, operating sequences, and maintenance instructions.
  • Proficiency with HVAC diagnostic instruments, safe tool use, building automation systems, and electronic work-order documentation.
  • Strong work planning, troubleshooting, communication, customer service, and technician-coaching skills.
  • Ability to perform the essential functions of the position, with or without reasonable accommodation, and participate in assigned emergency or after-hours coverage.
  • Experience maintaining large commercial facilities with central heating and cooling systems.
  • Advanced training in building automation, direct digital controls, chiller or boiler service, or manufacturer-specific equipment.
  • Experience coordinating subcontractors, planning shutdowns, managing preventive maintenance schedules, and maintaining critical spare-parts inventories.
  • Documented HVAC journeyman training or additional industry-recognized technical certifications.

How to Apply:

Interested candidates should submit a résumé and copies of their Michigan Mechanical Contractor license and EPA Section 608 certification when applying.
