The Floating Leasing Manager plays a vital role in supporting the daily operations and leasing success of Bonaventure communities throughout the Virginia market. Serving as the first point of contact for prospective and current residents, this position is responsible for delivering exceptional customer service, generating qualified leads, conducting apartment tours, and converting prospects into satisfied residents to maximize occupancy. In addition to leasing responsibilities, the Floating Leasing Manager partners closely with Property Managers and Assistant Property Managers to support resident relations, marketing initiatives, administrative functions, and overall community operations.
This is a full-time travel-based role in which the Floating Leasing Manager will be assigned to support individual communities for varying durations, typically ranging from one to several weeks, depending on business needs. This role will provide critical operational support during staffing transitions, lease-ups, increased leasing activity, and other business needs while helping each community achieve its occupancy, resident satisfaction, and financial goals through flexibility, professionalism, and a strong customer-focused approach.
Hourly Rate:Â $28-$30/hour
Bonus Structure: 15% (paid quarterly)
Leasing & Sales
- Conduct professional apartment tours that highlight community features and amenities.
- Build rapport with prospective residents and identify their housing needs.
- Effectively overcome objections and confidently ask for the lease.
- Follow up promptly with all prospects through phone calls, emails, text messages, and CRM platforms.
- Maintain knowledge of current pricing, availability, specials, and floor plans.
- Achieve leasing, occupancy, and renewal goals.
- Monitor occupancy trends and collaborate with the leasing team to achieve occupancy and revenue goals.
- Process rental applications and assist applicants throughout the approval process. Â
- Prepare lease agreements and ensure accurate execution of all leasing documents, to include lease renewals.
- Coordinate move-in scheduling and provide a seamless move-in experience.
- Assist with move-out processes.
Resident Relations & Customer Service
- Deliver exceptional service to prospects, residents, and vendors by maintaining a welcoming, professional office environment.
- Respond promptly and professionally to resident inquiries and concerns to help identify opportunities to improve satisfaction.
- Resolve resident issues or escalate them appropriately while maintaining positive relationships.
- Build positive relationships that encourage resident satisfaction and lease renewals.
- Assist with resident move-ins and move-outs.
- Ensure compliance with Fair Housing laws, company policies and all applicable legal requirements.
- Assist with lease renewals and resident retention initiatives through resident events and community engagement activities.
Marketing & Outreach
- Support and execute community marketing initiatives to increase traffic and occupancy by participating in outreach marketing to develop relationships with local businesses, employers, schools and community organizations. This may include networking opportunities or local community events.
- Promote the community through social media, online reputation management and resident referral programs.
- Assist in developing creative marketing strategies to increase traffic and occupancy.
- Monitor lead sources and provide feedback on marketing effectiveness.
Administrative Responsibilities
- Maintain accurate, organized confidential resident and prospect files.
- Enter and update information within the property management software (e.g., OneSite, RealPage, Yardi, Entrata).
- Track daily leasing traffic, applications, move-ins, move-outs, and lease expirations.
- Prepare reports on occupancy, delinquency, renewals, leasing traffic, and resident activity.
Property Presentation & Operations
- Conduct regular inspections of the interiors and exteriors to ensure the leasing office, model apartments, and community grounds maintain excellent curb appeal.
- Coordinate with the maintenance team to ensure timely completion of work orders and apartment turns.
Financial Management
- Collect application fees, deposits, and rental payments, as needed.
- Process deposits, refunds, and other financial transactions to include posting rent payments, as needed.
- Review resident ledgers for accuracy and resolve discrepancies.
- Assist with delinquency management by contacting residents regarding outstanding balances and coordinating payment arrangements.
Team Collaboration
- Work closely with the Property Manager and Assistant Property Manager to achieve community goals.
- Support the team with special projects and operational initiatives.
- Participate in team meetings, training sessions, and company initiatives.
- Assist with additional operational duties, as assigned.
Organization & Time Management
- Prioritize multiple responsibilities while meeting deadlines.
- Adapt quickly to changing priorities and business needs.
