Asset Manager - Hard Services
Band 7/ 8 Role for Estates Improvement Lead (Asset Manager) for this world famous Central London hospital working directly with the FM and Estates lead in the operational delivery of Hard FM services Purpose of Role The purpose of the role is to, on behalf of the Deputy Director of Estates & Facilities and the Head of Facilities Management, implement parts of the Estates Improvement Plan.
This is to allow the Head of FM to concentrate on BAU activity whilst taking accountability for the improvement in the Estates Function. The assignment for the temporary provision of the Estates Improvement Lead include but are not limited to the following tasks: 1) Duty Holder Matrix and AP Appointments/Competency Checks -- To Populate the AP matrix, identify the gaps and make arrangements to train and appoint suitable AEs / APs & CPs2) Document Management -- To Drive through improvements in how E&F store documents and to instruct staff on the new naming regime to be in line with ISO 9001 standards.
3) Asset Verification Project & Compliance against SFG-20 & HTMs -- To Understand whether we have every asset captured and to gain a baseline of what we are maintaining to a satisfactory regime to comply with SFG-20 and HTMs.
Identify what we are not doing but also where we are maintaining above standards.
Where this is the case, to reduce levels of maintenance but to ensure compliance whilst also understanding the value of the excess maintenance.4) Improve Estates performance against KPIs - - Support the drive to implement reactive priority reporting to improve our attendance and completion of maintenance tasks.
Outcome being that all tasks received are responded to in the most appropriate timescale, which is then managed against and reported on to evidence departmental performance.
This will also assess ability of maintenance team and provide data on correct required levels of resources.5) Review of SOP, RAMS etc. -- Provide an overview of whether our SOPs and RAMS support our Safe Systems of Work and to review and amend where necessary any that do not protect our staff and patient's safety.
6) Review the possibility to appoint 'Outsourced' maintenance providers to Network Sites -- To understand our maintenance requirements at Network Sites that we are responsible for.7) Skills Matrix & Team Development -- Lead on carrying out a skills & competency assessment of the Estates team to establish where we have gaps in our ability to carry out all required maintenance activity by the internal workforce with a view to upskilling the team to reduce the reliance on contractors with the objective of reducing our costs.
