We are seeking a dedicated and experienced Site Manager to lead the delivery of a core of up to 50 residential units within a larger development.

Reporting to the Senior Site Manager, you will be accountable for managing all aspects of the build from fit-out through to final handover. The role requires a structured 20-week fit-out cycle per unit, followed by a 4-week client handover period, ensuring timely and high-quality completion.

Key Responsibilities:

  • Manage daily site operations across a core of approximately 50 residential units, ensuring programme milestones are met.

  • Oversee the full fit-out phase over a 20-week period, followed by a structured 4-week handover process per unit.

  • Coordinate and supervise subcontractors, suppliers, and direct labour on site.

  • Maintain strict quality control procedures to ensure a high standard of workmanship throughout.

  • Monitor project progress against programme and provide regular updates to the Senior Site Manager.

  • Ensure health & safety standards are rigorously upheld in line with company policies and statutory regulations.

  • Manage site logistics, materials, and deliveries to maintain a smooth workflow.

  • Liaise with internal teams (technical, commercial, customer service) and external stakeholders.

  • Conduct snagging and de-snagging, ensuring units are handed over defect-free.

Key Requirements:

  • Proven experience as a Site Manager on medium to large-scale residential developments.

  • Strong understanding of fit-out sequencing and handover processes.

  • Excellent leadership and people management skills.

  • In-depth knowledge of construction health & safety regulations.

  • Ability to read and interpret drawings, specifications, and programmes.

  • SMSTS, CSCS (Black or Gold), and First Aid certification.

  • Excellent communication, organisation, and problem-solving skills.
