It's an exciting time to join us as we invest in our existing customers' homes by applying our Homes and Place Standard to all our properties. We have an exciting new opportunity for a Maintenance Manager (Buybacks) within the Basingstoke regeneration project team, supporting the buyback programme.
The role
This Maintenance Manager will be focused on bringing homes purchased to a lettable standard. This will include managing external trade contractors. Reporting into the Senior Estate in Transition Manager, you'll deliver customer centric, high quality, value for money property maintenance and improvements.
As a manager, you'll role model and set direction within your team by being clear on expectations, giving clarity of requirement and supporting the team and individual/contractor performance through robust feedback.
You'll also be responsible for:
- Delivering the right outcome for our customer in a safe and timely way through a team of contractors
- Working with the regeneration team to support the acquisition process
- Ensure a detailed local knowledge of customer, asset and investment needs is fully embedded and maintained across delivery teams.
- Collaboratively set and monitor challenging targets for your workstreams that meet agreed performance, service and financial standards ensuring customer satisfaction, cost effectiveness and value for money.
- Maintaining high quality data
- Setting and maintaining high levels of safe working practices in line with Health and Safety legislation and CDM
- Ensuring a detailed local knowledge of customer, asset and investment needs
What you'll need
To be successful in this role you will need:
- Experience of robustly managing a team of contractors for the delivery of maintenance services
- Experience of surveying homes and identifying required repairs and defects
- Demonstratable knowledge of planning the delivery of workstreams in a customer focussed environment.
- Ability to plan, track and forecast income and expenditure against relevant budgets, to deliver a value for money service whilst taking actions to mitigate any risks to SNG.
- Have a track record of meeting deadlines and working effectively with others in a complex and dynamic environment
- Possess strong people skills and an effective communicator, able to influence and challenge
- Knowledge of relevant health, safety and environmental legislation with focus on compliance within all activities undertaken by the teams
- Proficient use of Microsoft office suite with Intermediate or advanced Excel skills
There will be some travel involved with this role so you should be happy to travel, have access to a car and a full UK driving licence. This role is also subject to a basic DBS disclosure.
