Overview
We are looking for an experienced Building Fabric Manager to join a Global Facilities Management Provider on a high-profile, large-scale site. The successful candidate will oversee all building fabric maintenance, minor works, compliance, and project delivery across the estate. This is a key leadership role ensuring the site remains safe, compliant, and well-maintained while delivering exceptional service to our client.
Key Responsibilities

Lead and manage the building fabric team, including carpenters, painters, multi-skilled trades, and subcontractors.

Oversee planned and reactive building fabric maintenance across the site.

Manage minor works, small projects, refurbishments, and lifecycle replacements.

Conduct regular site inspections, condition surveys, and compliance audits.

Ensure all work meets statutory, regulatory, and health & safety requirements.

Coordinate with M&E teams and Soft FM teams to deliver integrated FM services.

Manage subcontractor performance, RAMS, permits, and quality control.

Prepare reports, maintain asset registers, and support budget planning.

Identify opportunities for improvement, cost savings, and efficiency.

Act as a key point of contact for the client, ensuring strong communication and service delivery.
Requirements

Proven experience in building fabric management or supervisory FM role.

Strong technical understanding of trades: carpentry, masonry, painting, roofing, glazing, and general building works.

Experience managing teams and subcontractors on large or complex sites.

Solid knowledge of H&S legislation (including CDM).

Good understanding of compliance frameworks and asset management.

Strong organisational and communication skills.

IT-literate with experience using CAFM systems.

Relevant trade qualification or building/facilities-related certification (desired).
