With offices in Northern Ireland, London, Birmingham, Glasgow, and the Republic of Ireland, they have been established for over 60 years and recently achieved a turnover exceeding £80 million.Your new roleWe are looking for a Pre-Construction Manager to join the team at the Birmingham office. This position may require monthly travel to the Head Office in Northern Ireland for management meetings. Key responsibilities include:
- Reviewing contract documents such as Employer's requirements, Tender RFIs, Construction programmes, Tender returns, and qualifications post-project award.
- Coordinating with the estimating team to ensure all pertinent information is included in the tender handover files.
- Identifying items such as VE or other elements requiring design development.
- Establishing trackers and agreeing on timelines with clients, design, and commercial teams.
- Acting as the primary point of contact with the client from tender acceptance through the pre-construction phase.
- Assisting the internal commercial team to finalise contracts as early as possible on each project.
- Attending internal and external design meetings to monitor progress and address issues to prevent delays.
- Identifying project elements that could benefit from offsite fabrication.
- Providing regular updates on design and contractual progress to the operations manager.
- Conducting early Commissionability reviews to identify elements that may affect programme handover dates.
- Providing regular reports on design progress, commercial/contractual progress, and risks/delays.
- Assisting in the appointment of specialist sub-contractors and developing the subcontract scope of works.
- Reviewing subcontractor design proposals and resolving potential VE options.
- Promoting preconstruction capabilities and assisting in negotiating major projects.
What you'll need to succeed
- Comprehensive knowledge of mechanical and electrical systems, including HVAC, plumbing, lighting, and power distribution.
- Experience in a similar role, such as a senior PM or Preconstruction manager.
- Proficiency in Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel).
- Excellent organisational and planning skills, with the ability to meet deadlines.
- Effective time management skills.
- Strong problem-solving abilities.
- Attention to detail.
- Ability to collaborate effectively with management and staff at all levels.
- Goal-oriented and organised team player.
