Job Title: Temporary Quantity Surveyor (Housing / Residential)
Location: North West
Contract Type: Temporary (36 months, with potential for extension)
Day Rate: £280 - £340 per day
Start Date: Immediate / ASAP
About the Role:
We are working with a well-established housing developer in the North West who is looking for a Temporary Quantity Surveyor to support ongoing residential projects. This is a hands-on role suited to an experienced QS with a solid background in new-build housing or large-scale residential developments. You'll join an established commercial team and take ownership of cost and contract management across multiple sites.
Key Responsibilities:
Cost Management: Control project budgets and monitor ongoing costs to ensure profitability
Procurement: Source, negotiate, and appoint subcontractors and suppliers in line with project timelines
Contract Administration: Administer and manage JCT contracts, including variations, valuations, and final accounts
Valuations and Reporting: Prepare monthly valuations, cost reports, and cash flow forecasts for internal and external stakeholders
Risk and Value Management: Identify project risks and opportunities, and implement cost-effective solutions
Change Management: Monitor and manage changes to the project scope, assessing financial impacts and negotiating adjustments
Site Coordination: Attend site meetings and liaise regularly with project managers, site teams, and design professionals
Final Accounts: Assist with the preparation and agreement of final accounts, including all necessary documentation
Candidate Requirements:
Minimum 35 years experience as a Quantity Surveyor in a residential or housing construction environment
Strong knowledge of JCT contracts and standard forms of contract used in housing developments
Proficient in cost planning, tendering, and subcontractor management
Excellent financial and numerical skills with a high level of attention to detail
Proven ability to work independently and manage workload across multiple live sites
Strong negotiation and interpersonal skills to work collaboratively with internal teams and subcontractors
Competent user of commercial software such as COINS, Causeway, or similar QS systems (preferred)
Full UK Driving License and willingness to travel across North West project sites
Relevant qualifications in Quantity Surveying (HNC/HND/Degree or equivalent)
