We are seeking an experienced and motivated MRICS Chartered Building Surveyor to join our expanding team, delivering high-quality consultancy services within the education sector.

You will play a key role in managing building surveys, leading projects, and fostering strong client relationships, all within a supportive and forward-thinking organisation.

Key Responsibilities

As a Chartered Building Surveyor at ECS, you will take ownership of a variety of projects from initial concept through to completion, ensuring that all work meets the highest standards of quality, compliance, and client satisfaction. Your key responsibilities will include:

  • Condition Surveys: Undertake comprehensive building condition surveys and site inspections across a range of education properties, identifying necessary repairs, lifecycle issues, and potential risks.
  • Specification & Reporting: Prepare clear, technically accurate specifications, schedules of work, and feasibility reports in line with client briefs and funding criteria.
  • Funding Applications: Lead on the preparation and submission capital funding bids, using your technical insight to strengthen each case and improve success rates.
  • Contract Administration: Act as Contract Administrator or Employer’s Agent under JCT contracts, managing procurement, contractor performance, change control, and compliance throughout the construction phase.
  • Project Management: Oversee end-to-end delivery of refurbishment, compliance, and capital improvement projects, ensuring they are delivered on time, within budget, and to the required standards.
  • Client Engagement: Build and maintain strong relationships with academy trusts, school leaders, consultants, and delivery partners, providing consistent communication and trusted professional advice.
  • Risk & Compliance: Monitor statutory compliance, health & safety standards, and risk mitigation measures across all assigned projects, ensuring alignment with regulatory frameworks.
  • Collaborative Working: Support internal colleagues and contribute to the continuous improvement of ECS's project delivery processes and client services.

Essential Requirements

To succeed in this role, you will be an experienced and self-motivated professional who brings technical expertise, sector-specific knowledge, and a collaborative mindset. The ideal candidate will demonstrate the following:

  • MRICS Chartered StatusFull membership of the Royal Institution of Chartered Surveyors (RICS) is essential. You will bring the professional credibility and technical assurance expected at this level. We also welcome applications from newly MRICS-qualified surveyors who are eager to build their experience and grow within a supportive, specialist consultancy.
  • Experience in the Education SectorA strong track record of working within schools, academies, or other educational settings (preferred not essential) You will understand the sensitivities of working in live environments, the expectations of educational clients, and the funding mechanisms specific to this sector.
  • Technical ProficiencyIn-depth knowledge of building pathology, construction detailing, and refurbishment techniques. You will be comfortable preparing detailed specifications, schedules of work, and technical reports.
  • Contractual KnowledgeA solid working knowledge of JCT contracts and contract administration processes, including the roles of Employer’s Agent and Contract Administrator.
  • Project Management SkillsThe ability to manage multiple projects simultaneously, meet deadlines, and maintain high levels of quality and client satisfaction under pressure.
  • Regulatory AwarenessA sound understanding of statutory compliance requirements, including building regulations, planning legislation, health & safety, and safeguarding practices in educational environments.
  • Excellent CommunicationStrong written and verbal communication skills are essential, including the ability to present technical information clearly and liaise effectively with clients, contractors, and consultants.
  • IT LiteracyProficiency in relevant software, including Microsoft Office, AutoCAD (desirable), and project management tools.
  • Professionalism & IntegrityA proactive, accountable approach to work with a commitment to delivering high standards and maintaining ECS’s trusted reputation within the education sector.
