Job Overview:
We are seeking a detail-oriented and experienced Quantity Surveyor with tendering experience to join our client on a permanent basis. The ideal candidate will be responsible for completing refurbishment, building, roofing and general construction tenders for project values ranging between £25,000 - £500,000. The role involves conducting site inspections, preparing reports, compiling tenders for subcontractors, ensuring compliance with building regulations, and advising clients on property and construction-related matters, project management, completion sign off and final accounts for each completed project.
Key Responsibilities:
Tendering & Procurement:
- Managing the preparation, submission, and review of tender documents for construction and maintenance projects.
- Developing clear and concise tender packages, including drawings, specifications, and schedules.
- Conducting market research to identify potential contractors and suppliers.
- Reviewing tender submissions to ensure they meet the required specifications and assessing contractor suitability.
- Providing advice and recommendations to clients or stakeholders regarding contractor selection.
Cost Estimating and Budgeting:
- Estimating costs for construction projects, including materials, labour, and any potential risks.
- Ensuring that tender submissions are within budget and align with client requirements.
- Managing cost control during the tender process and throughout the project lifecycle.
- Creating and winning business from tenders submitted.
Contract Administration:
- Managing contracts from tender award through to completion.
- Ensuring that the contract terms are followed and resolving any disputes or issues that arise.
- Liaising between contractors, subcontractors, and clients to ensure smooth project progression.
Project Coordination:
- Assisting in the overall coordination of building projects, ensuring that timelines, budgets, and quality standards are met.
- Liaising with architects, engineers, and other professionals involved in the project.
- Managing project documentation, including reports, contracts, and communications with clients.
Key Skills:
Surveying Expertise: Knowledge of building construction, materials, and defects identification, as well as the ability to produce detailed condition surveys.
Tendering Knowledge: Experience with the tendering process, including the preparation, submission, and review of tender documents.
Project Management: Strong skills in coordinating projects from inception to completion, with an understanding of project timelines and budgeting.
Contract Administration: Experience in handling contracts, including legal requirements, dispute resolution, and compliance with industry regulations.
Communication Skills: Ability to communicate clearly with clients, contractors, and other stakeholders. Writing reports, preparing tender documents, and presenting findings effectively are crucial.
Cost Management: Understanding of cost estimating, cost control, and financial management for construction projects.
Attention to Detail: Accuracy in surveying, documentation, and managing tender specifications.
Qualifications:
- Degree in Building Surveying, Architecture, Civil Engineering, or a related field.
- Chartered status (e.g., MRICS or equivalent) through a recognised professional body such as the Royal Institution of Chartered Surveyors (RICS).
- Experience in building surveying, tendering, and contract management (several years of relevant industry experience).
- Knowledge of Building Codes and Legislation: Familiarity with local and national construction regulations and standards.
