Company Overview:Clearview Recruitment are proud to be working with our client, an independent Sales and Lettings agency based in Horfield, Bristol. The client covers Bristol, South Gloucestershire and some of North Somerset. You will be working with a friendly tight-knit team, reporting to the Office Manager and ensuring the department runs as smoothly as possible.
Role Overview: As a Property Manager, you will manage a portfolio of properties, acting as the main point of contact for both tenants and landlords. Your responsibilities will include instructing maintenance repairs, handling compliance, and ensuring all properties meet the necessary standards. This role is perfect for someone with a track record of working within a Property Management role, who is looking to take the next step in their career.
Key Responsibilities:
- Maintaining your own property portfolio keeping safety certificates in place & up to date
- Carrying out inventories, check outs & property inspections
- Dealing with day to day property management queries
- Organising maintenance issues raised from inspections & reported by tenants
- Arranging contractors to undertake work at our managed properties
- Passing charges to our Accounts Team for maintenance jobs, completed tenancy renewals etc
- Contacting landlords & tenants re tenancy renewals
- Negotiating rent increases & serving Sections 21 and 8
- At least 1 years experience in residential property management, and have expert knowledge of tenancy related legislation
- Experience in working in a fast paced environment
- Experience of sending out Section Notices 21 & 8, as well as negotiating deposit refunds
- Qualified with ARLA would be useful, but not essential
- Good administration skills & advanced experience in MS Excel, Word and Outlook
- You will have excellent communication skills, with a confident manner with the ability to deal with any issues
- Good negotiating skills.
- Be a friendly person, with a good sense of humour to be able to fit in with our team
- A car is essential
- Salary - £26,000 - £29,000 with £32,000 OTE depending on qualifications and experience
- Full-Time - Monday to Friday: 8.45am 5.30pm
- You will be required to occasionally work between 4 and 6Saturdays per year (9.00am 4.00pm) with a day off in lieu
