Join our Housing Services team as a Stock Condition Surveyor, where you will be responsible for providing high-quality and comprehensive stock condition surveys to enable effective asset planning and stock management. This role is crucial in maintaining and enhancing the value and safety of council-owned properties through detailed assessments and planning.
Day-to-day of the role:- Lead and coordinate the processes and procedures for stock condition surveys, working collaboratively with colleagues to capture and provide data from their inspections in a consistent and accurate manner.
- Prepare and carry out a 5-year rolling programme of stock condition surveys, prioritising properties based on their condition, last inspection date, and other relevant factors.
- Undertake surveys of council-owned properties, assessing the age and condition of properties and their components, and issue works orders for urgent works.
- Coordinate the capture of stock condition data from other council staff who undertake inspections/surveys, maximising opportunities for gathering and maintaining accurate data.
- Populate the stock condition database efficiently and timely with data relating to the condition of property and other legislative requirements.
- Undertake feasibility studies and make recommendations for planned/cyclical maintenance as well as refurbishment projects based on health and safety, legal obligations, and cost-effective asset management.
- Assist with the inspection and supervision of works on site to ensure standards are met and that work complies with specifications and legislation.
- Act as the client's representative at meetings with service providers and external agencies, including site meetings and special interest group meetings.
- Work as a member of a team, sharing knowledge and information, and supporting colleagues.
- GCSE English and Maths or equivalent.
- HNC (or equivalent) in Building Studies.
- Qualifications such as Asbestos Surveyor, Domestic Energy Assessor, and Damp Assessor are desirable.
- Demonstrable knowledge of building construction, defects, services, and Health and Safety legislation.
- Detailed knowledge of legislation and current practices relating to repair, maintenance, and development of buildings and land.
- Experience in the public housing sector.
- Ability to survey, inspect, and measure dwellings.
- Able to produce comprehensive technical specifications, drawings, and contract documentation.
- Experience advising on technical matters and developing project or business cases.
- Excellent verbal and written communication skills, including proficiency in IT systems, software, and databases for data extraction and publishing.
