Job Title: Commercial Property Solicitor
Salary: 45K - 53K DOE and PQE
Location: Cardiff, Hybrid - 2 days in the office a week.
Hours: Full time. 4 day working week will also be considered.

Overview
High street specialist Law firm is looking to take on a Commercial Property solicitor. They are looking for someone with previous experience as they are a busy firm with lots of referrals. The firm handles a wide range of property cases from complex to straight forward transactions. They offer fantastic work life balance which you can speak about in more detail at your interview. They will do their best to understand your requirements and work around this.

This is a great opportunity for an experienced Solicitor who is looking to progress within Commercial Property. The partner will be winding down their files which you will pick up and eventually, step into those shoes.


Responsibilities:
Manage a caseload of Commercial Property Transactions from straightforward to complex files. Including but not limited to;
* Advise landlords and tenants on leases, rent deposit agreements, and related documents while creating essential legal paperwork for these transactions.
* Assist with business purchases and commercial leases, ensuring clarity and beneficial terms.
* Represent lenders and borrowers in secured lending matters, preparing security documentation and managing high-value transactions.
* Support clients in negotiations for joint ventures, site acquisitions, and property development, while addressing landlord and tenant issues.
* Create auction packs and guide clients through auctions, including those using mortgage finance.
* Provide training to team members and ensure timely completion of transactions to meet the specific needs of business and investor clients.
* Manage property portfolios and offer insights on property finance options to optimise investments.

Required experience:
* Experienced Solicitor or Conveyancer (or equivalent) in Commercial Property.
* Experience managing a high value complex transactions
* Ability to work to deadlines and
* Familiarity with joint ventures, site acquisitions, and property development, alongside effective resolution of landlord-tenant issues.
* Ideally experienced in supervising a team or mentoring junior fee earners and trainees would be advantageous but not essential.
