Freelance Project Quantity Surveyor - Build to Rent - South Wales - 350 to 450 per day

Your new role
Our client is seeking a Freelance Project Quantity Surveyor to support the commercial delivery of a 55 million Build to Rent development in South Wales. You will take ownership of key procurement and cost management duties, working closely with the on-site team and supply chain to ensure financial targets and project objectives are met.

Responsibilities will include:

  • Full commercial management of subcontract packages from procurement to final account

  • Preparing and issuing tender documentation and analysing subcontract returns

  • Managing subcontractor payments, valuations, variations, and change control

  • Monitoring project costs, forecasting, and reporting against budget

  • Working with the site and technical teams to manage commercial risks and opportunities

  • Preparing monthly CVRs and progress reports for senior management

  • Liaising with clients, consultants, and supply chain partners as required

  • Ensuring compliance with contractual obligations and company procedures

What you will need to succeed:

  • Strong experience as a Project Quantity Surveyor on high-value residential or mixed-use schemes

  • Previous exposure to Build to Rent, PRS, or RC frame projects (preferred)

  • A relevant degree in Quantity Surveying or Commercial Management (or equivalent experience)

  • Proven ability to manage costs, control procurement, and maintain accurate reporting

  • Excellent negotiation, communication, and organisational skills

  • Proficiency in standard forms of contract (e.g., JCT)

  • Self-motivated, reliable, and able to work autonomously in a fast-paced site environment
