Quantity Surveyor
Luxury Residential Development (15 Units)
Chelmsford, Essex
Full-Time | Fixed-Term (18-24 Months)


A private, well-funded developer is seeking an experienced Quantity Surveyor to lead the commercial delivery of a prestigious luxury development comprising 15 high-value new-build homes (c. 1.5m+ per unit). to manage all trade packages end-to-end. This is a site-led role with real autonomy and responsibility.


The Project

  • 15 individual luxury houses
  • Phased, staggered construction (rolling programme over ~18-24 months)
  • Multiple specialist and trade subcontract packages
  • Mix of JCT and bespoke subcontract agreements depending on scope complexity

Key Responsibilities

  • Full commercial and cost management of all subcontract packages
  • Procurement, tendering, bid analysis and contract award
  • Site measurement, monthly valuations and payment certification
  • Variation capture, pricing, negotiation and instruction
  • Cost reporting, forecasting and budget control
  • Contract administration (JCT and bespoke subcontracts)
  • Final accounts, dispute avoidance and value engineering
  • Liaison with site team, designers, finance and funder QS


Requirements

  • 5+ years' QS experience (residential / housing preferred)
  • Strong knowledge of JCT contracts and subcontract management
  • Experience managing multiple trade packages through to final account
  • Excellent Excel and commercial reporting skills
  • Confident, organised and able to work autonomously on site
