A Principal Designer under the Building Regulations, often referred to as a Principal Designer (Building Regulations), is responsible for overseeing the design phase of a project, ensuring compliance with relevant regulations and coordinating with other designers. This role is distinct from the CDM Principal Designer, though both are crucial for building safety. The BRPD's main duties include planning, managing, and monitoring design work, ensuring compliance, and coordinating with other designers to achieve consensus on all design elements. 

Key Responsibilities of a Principal Designer (Building Regulations):

  • Planning, Managing, and Monitoring:

    The BRPD is responsible for the overall planning, management, and monitoring of design work throughout the design phase, ensuring a compliant design. 

  • Ensuring Compliance:

    The BRPD must take all reasonable steps to ensure that the design work is compliant with the Building Regulations and that the building, if built in accordance with the design, would be compliant with relevant requirements. 

  • Coordination:

    The BRPD must coordinate matters relating to the design work, ensuring that all designers are working together to achieve a compliant design. 

  • Communication:

    The BRPD needs to communicate effectively with other designers, clients, and contractors to ensure a seamless and compliant design process. 

  • Expertise:

    While not expected to be an expert in every design specialism, the BRPD should possess sufficient knowledge of Building Regulations to assess whether a design is likely to be compliant. 

  • Client Support:

    The BRPD can support the client by providing necessary information to other duty holders and explaining how compliance can be demonstrated.
