iHus delivers high-quality timber-frame annexe projects across the UK. We pride ourselves on commercial discipline, quality delivery, and a positive, driven team culture. As we continue to grow, we are looking for an enthusiastic and commercially minded Quantity Surveyor to join our Operations team

The Quantity Surveyor at iHus plays a key role in ensuring the commercial success of our timber-frame annexe projects. This is a fast-paced, detail-focused position that requires strong commercial awareness, analytical accuracy, and genuine energy and enthusiasm. Predominantly office-based, the role supports multiple live and upcoming projects by providing cost control, procurement support, commercial reporting, and clear financial guidance to the wider business

You will work closely with Project Managers, Purchasing, Design, and Sales teams to help drive value, manage risk, and support continuous improvement across all projects

From a commercial and cost management perspective, you will be responsible for preparing, managing, and reviewing project material budgets, monitoring project expenditure, and identifying cost risks and opportunities. You will maintain live cost trackers and forecasts, report variances, propose mitigation measures, and support tight financial control across all projects

The role also involves producing regular commercial reports for senior management and providing input into planning, value engineering, and programme reviews. You will be expected to identify trends, inefficiencies, and opportunities for improvement, contributing meaningful commercial insight to support decision-making

Working closely with Purchasing and Operations, you will support procurement schedules and produce and review bills of quantities and specifications. You will monitor material usage, labour costs, subcontractor spend, and variations to ensure commercial control is maintained throughout the project lifecycle

Collaboration and communication are central to this role. You will work proactively with Project Managers, Designers, Purchasing, and Sales teams, attend progress meetings, and contribute commercial insight. You will also champion the use of iHus systems and digital platforms to ensure accurate and consistent data management

We are looking for someone with a strong understanding of construction cost management and experience within timber-frame, modular, or residential construction. You will have excellent numerical and analytical skills, strong attention to detail, and confident commercial judgement with the ability to challenge and influence. The role requires the ability to manage multiple projects efficiently, proficiency with estimating tools, financial trackers, and Microsoft Office, as well as strong written and verbal communication skills

You should hold a degree or equivalent experience in Quantity Surveying or a related discipline and have experience working within a construction environment. A strong understanding of construction contracts and commercial reporting is required, while CDM certification or training is desirable. A full, clean UK driving licence is required, as occasional site visits will be necessary

We are looking for someone who brings energy, enthusiasm, and commercial drive to the role. You will be proactive, motivated, and solutions-focused, confident and positive in your communication, and comfortable working under pressure while maintaining a high level of accuracy. You will be collaborative, approachable, highly organised, and take pride in producing quality work, with a genuine desire to contribute to business improvement and long-term success

In return, iHus offers an office-based role within a growing and well-structured business, a supportive team environment with clear processes, and the opportunity to influence commercial performance across multiple projects. This is a fast-moving role where enthusiasm, initiative, and commercial thinking are genuinely valued
