An exciting opportunity has arisen within Strategic Property for a Senior Estates Surveyor to lead a group of professionals within the Council’s Estates Team. This role is pivotal in managing a diverse and extensive property estate, offering a dynamic work environment in a region poised for significant growth and development.
Day-to-Day of the Role:- Lead and manage the credit control on specified developments within the Council’s extensive property portfolio.
- Proactively chase outstanding arrears and update management on the status.
- Implement pre-legal processes and negotiate through to legal proceedings with third-party agencies when necessary.
- Ensure accurate and timely rent demands and assist in the Direct Debit processes.
- Identify high-risk residents and provide necessary support and advice.
- Liaise with third-party debt collectors and solicitors to reclaim long-standing debts.
- Ensure all contractual payment terms with residents are adhered to and resolve any direct debit issues promptly.
- Manage budget extensions and costs associated with third-party services.
- Maintain high-quality data in Salesforce and ensure accurate resident ledgers.
- Minimum of 5 years post-qualification experience in a similar role, preferably within the public or private sector.
- Demonstrable leadership skills and experience in managing a mixed portfolio.
- Strong understanding of property and strategic asset management.
- Experience in property negotiations and a proven ability to work at pace.
- Excellent communication skills and the ability to influence key stakeholders.
- Knowledge of inward investment and regeneration is beneficial.
- Proficiency in using IT tools like Microsoft Excel and property management systems.
