Based in Harrogate and operating across the North of England, this company is renowned for its personable and hands-on approach to property management, fostering long standing relationships with clients and tenants alike. They are now seeking an experienced Commercial Property Manager to join their friendly, close knit team.As Commercial Property Manager, you will oversee a range of landlord / tenant matters and contribute directly to the operational success of a commercial and industrial property portfolio. This role offers a healthy blend of office based duties and on site management with at least two days per week spent on location working closely with site managers. Your Duties AsCommercial Property Manager:
  • Oversee lettings, rent reviews, lease renewals and other landlord/tenant matters.
  • Advertise and promote available spaces to attract prospective tenants, effectively negotiating lease terms.
  • Carry out regular property inspections and ensure compliance with legislation.
  • Identify and implement initiatives to enhance property value including refurbishments and reconfigurations where possible.
  • Coordinate maintenance schedules in collaboration with Estate Managers.
  • Manage end of term damage / dilapidation claims.
  • Foster excellent relationships with tenants and other key stakeholders, being an ambassador for the business.
  • Work closely with the wider property management team and external consultants.
  • Monitor and manage service charge budgets and overall financial performance.
  • Stay informed on industry trends, market conditions and updates in relevant legislation.
  • Demonstrate a strong focus on Health & Safety and compliance.
 Key Skills / Qualities Required:
  • Previous experience working as Commercial Property Manager.
  • RICS qualification, APC candidate or qualified by experience.
  • Strong understanding of commercial leases, service charges, insurance and utilities.
  • Ability to communicate effectively and form positive relationships both internally and externally, keeping colleagues well informed.
  • Strong commercial acumen and an inquisitive mindset with the ability to spot potential opportunities.
  • Proactive, self motivated approach with excellent attention to deail and a practical mindset.
  • Proven history of seeing tasks through to completion.
  • Strong organisational skills and forward planning mentality.
  • Eagerness to improve and achieve target milestones.
  • Proficiency using Microsoft Office and IT systems.
  • Valid UK driving licence. 
 You will receive a salary of £32,000 - £40,000 per annum depending on experience, with the package including 25 days holiday plus bank holidays, mileage expenses paid at 45p per mile for the first 10,000 miles and free on-site parking.
