Job Type: Full-time, Permanent
Salary: £48,000 per year (45 hour week)
Hours: Monday - Friday 8am - 5pm (flexible)
Holiday: 20 days plus bank holidays

Overview:

We are seeking a highly professional and proactive Estate Manager to oversee the day-to-day operations of a prestigious residential development. This is a senior role requiring exceptional leadership, operational expertise, and a strong commitment to delivering outstanding service to residents and stakeholders. The successful candidate will be the key point of contact for all site matters, ensuring that the estate is maintained to the highest standard and that all residents experience a seamless and enjoyable living environment.

Key Responsibilities:

Site & Operations Management

  • Ensure full compliance with all Health & Safety regulations and maintain a safe, secure environment.
  • Uphold the Rules & Regulations and Lease requirements, ensuring residents adhere to all policies.
  • Conduct regular building inspections to monitor condition, cleanliness, and operational efficiency.
  • Oversee communal facilities, including spa, gym, residents' lounge, and cinema room, ensuring they are maintained to the highest standard.
  • Act as the eyes and ears for the management company, addressing any operational issues promptly and efficiently.

Team Leadership & Supervision

  • Lead and supervise the concierge team (5 staff operating 24/7) and the maintenance operative, supported by an Assistant Estate Manager.
  • Provide guidance, training, and performance management to ensure the team delivers exceptional service.
  • Coordinate daily schedules, monitor workflow, and ensure high levels of staff engagement and accountability.

Stakeholder & Contractor Liaison

  • Serve as the primary point of contact for residents, contractors, and stakeholders, offering professional and courteous service at all times.
  • Liaise with contractors regarding maintenance, repairs, and communal matters to ensure timely and high-quality outcomes.
  • Compile reports, end-of-month salaries, and management spreadsheets as required.

Flexibility & Decision-Making

  • Respond to site-related matters and emails outside of standard hours as required (paid for; estate mobile provided).
  • Make independent decisions and resolve issues efficiently, ensuring smooth operations at all times.

Candidate Requirements

  • A proactive, solution-focused "can-do" attitude, with a commitment to delivering outstanding service.
  • Minimum of 3 years' management experience within residential developments or the hotel industry.
  • Strong knowledge of Health & Safety compliance requirements within the residential sector.
  • Excellent organisational, multitasking, and problem-solving skills.
  • Strong leadership and people management experience, able to motivate and develop a team.
  • Competent with IT and property management systems.
  • Professional, approachable, and confident in dealing with residents, contractors, and stakeholders.
