The Situation:
A rare opportunity to join a contractor who has cleverly avoided the tendering rat race - all their work is negotiated. No endless box-ticking exercises or lowest-bid-wins nonsense here.
They need a Project Manager who can take a project from a vague idea in a client's mind to a finished space they're oddly proud of. You'll be expected to use your experience, judgement, and basic common sense (we realise this is increasingly rare) to steer the process from pre-construction to handover.
The Role:
In essence:
Pick up a lead (yes, they come to you).
Work with the in-house designer to create something the client actually likes.
Knock up an initial cost plan that won't cause anyone to faint.
Present it to the client (a smile wouldn't kill you).
Oversee the design and detailed pricing.
Get everything signed off without bloodshed.
Deliver the project to a standard you'd be prepared to put your name to.
You'll have commercial support (no need to moonlight as a quantity surveyor), and a Site Manager will run each site, meaning you can focus on the bit you're actually good at.
What You'll Need:
A work history that suggests you tend to stick around (not just until the biscuits run out).
Solid D&B experience - ideally fit-out and refurb, not ground-up skyscrapers.
Comfort working in live environments (schools, hospitals, offices - all full of unpredictable humans).
Programming skills (actual programming, not just "guessing and hoping").
A healthy understanding of the numbers.
The ability to speak to clients in full sentences.
A current DBS, or at least the willingness to get one without drama.
Reporting to:
Construction Director (helpfully one of the grown-ups in the business).
Start Date:
Mid-May preferred, but if you're somehow available sooner, even better.
