Senior Quantity Surveyor - Design & Build Residential Project

Your new role
Our client is seeking an experienced Senior Quantity Surveyor to oversee a flagship 16 million design and build residential development in Lancashire. This is a key role within the commercial team, managing all financial aspects of the project from pre-construction through to final account. The ideal candidate will bring extensive D&B experience, a strong commercial acumen, and the ability to work collaboratively with operational and design teams to ensure successful project delivery.

Responsibilities will include:

  • Leading the commercial function on a 16 million residential design and build scheme.

  • Preparing and managing project budgets, forecasts, and financial reports.

  • Overseeing procurement, tendering, and contract negotiation with subcontractors and suppliers.

  • Monitoring and controlling costs throughout the project lifecycle.

  • Managing risk, change control, and variation processes.

  • Producing and submitting valuations, payment applications, and final accounts.

  • Ensuring compliance with contractual terms and company procedures.

  • Collaborating closely with the site and design teams to support delivery and cost efficiency.

  • Providing commercial insight to drive value and identify opportunities for savings.

  • Mentoring junior members of the commercial team as required.

What you will need to succeed:

  • Proven experience in a Senior Quantity Surveyor role within the residential or design & build sector.

  • Track record of delivering large-scale D&B projects, ideally 10m+.

  • Strong knowledge of construction contracts, especially JCT forms.

  • Excellent budgeting, forecasting, and commercial reporting skills.

  • A degree in Quantity Surveying or a related field (or equivalent experience).

  • Membership or working towards membership of RICS or similar professional body is desirable.

  • Confident communicator with strong negotiation and leadership skills.

  • A proactive and collaborative approach to solving problems and managing risk.
