Overview:

We are seeking a highly motivated and experienced Contracts Manager to join our dynamic roofing company based in Leamington Spa. This is an exciting opportunity for a driven individual to oversee the planning, execution, and successful completion of roofing contracts across a range of projects. Reporting to the Operations Manager, the Contracts Manager will be responsible for coordinating labour, materials, and site activities, while ensuring quality standards and client satisfaction are consistently achieved.

Roles & Responsibilities:

  • Project Handover & Planning:
    Receive project handovers from the Estimating and Administration teams. Review all relevant documentation, assess the scope, and set budgets against actual costs including labour, materials, and attendances.

  • Site Surveys & Programming:
    Conduct site inspections as required during the quotation phase. Prepare and issue detailed programmes of works in line with client expectations and project timelines.

  • Labour Coordination:
    Ensure appropriately skilled labour is sourced and allocated for each project. Coordinate workforce scheduling to maximise efficiency and meet project deadlines.

  • Material Management:
    Quantify and schedule required materials. Liaise with the Contracts Co-Ordinator to ensure timely and accurate ordering of materials.

  • Client & Stakeholder Liaison:
    Maintain regular communication with main contractors, clients, and tenants to confirm start dates, manage expectations, and provide updates throughout the project lifecycle.

  • Health & Safety Compliance:
    Prepare site-specific RAMS (Risk Assessments & Method Statements) with consideration to CDM regulations. Ensure all health and safety protocols are implemented and followed.

  • Site Management:
    Deliver on-site inductions, monitor progress through regular site visits, and address any issues as they arise. Ensure that project milestones are being met and quality standards are maintained.

  • Completion & Handover:
    Carry out final inspections, produce snagging lists as needed, and ensure all defects are rectified. Sign off completed works with clients and contractors.

  • Emergency Response:
    Delegate and coordinate responses to emergency work as required, ensuring minimal disruption to ongoing projects.

  • Contract Maintenance & Relationship Management:
    Attend monthly review meetings with the General Manager and Operations Manager. Build and maintain strong working relationships with existing clients and identify opportunities for repeat business or additional services.

  • Administration & Reporting:
    Forward completed job documentation for invoicing. Ensure all scaffold tags and other regulatory documentation are completed, submitted, and compliant.

Requirements:

  • Proven experience in a Contracts Manager or similar role within the construction or roofing industry.

  • Strong knowledge of construction processes, materials, and project management principles.

  • Ability to read technical drawings and specifications.

  • Excellent communication and interpersonal skills.

  • Strong organisational and time management abilities.

  • Full UK driving licence (essential).

  • SMSTS or SSSTS, First Aid at Work, and relevant Health & Safety certifications (preferred).
