Job Title: Contracts Manager
Location: Based in Leamington Spa
Roles and Responsibilities

Receive handover documentation from estimating or administrative teams and assess final budget, specifications, materials, labour, services, and logistics.

Conduct site surveys or pre-site inspections as needed for quotations. Develop a comprehensive programme of works.

Ensure skilled labour is secured and available to complete the project.

Quantify required materials and delegate procurement tasks to the Contracts Coordinator.

Liaise with clients, tenants, or main contractors to confirm project start dates.

Prepare RAMS (Risk Assessments and Method Statements), incorporating CDM regulations where applicable.

Conduct site inductions for project teams.

Perform regular site visits and maintain communication with stakeholders to monitor progress.

Manage project sign-off process with the main contractor or client.
-
Create and manage snagging lists, ensuring any issues are resolved promptly.

Delegate emergency or urgent tasks as required to maintain safety and progress.

Attend monthly contract review meetings to maintain and strengthen client relationships.

Forward completed work documentation for invoicing, including any additional works.

Ensure all scaffold tags and relevant checks are completed and submitted in line with regulations.
Key Deliverables

Projects are delivered in line with specified requirements, budgets, timelines, and scope.

Work programmes align with client expectations and do not breach contractual timelines.

Maintain open communication with operations and contract management teams to coordinate labour availability and avoid scheduling conflicts.

Ensure accurate material ordering within budget constraints while accounting for necessary waste.

Confirm timely material delivery and proper placement to support efficient site operations.

RAMS meet the required health and safety standards for all parties involved.

Provide clear briefings on the scope of works and ensure all team members understand and adhere to health and safety protocols.

Monitor project performance to ensure alignment with the plan, address any issues promptly, and maintain health and safety compliance.

Ensure client satisfaction upon project completion, including handling guarantee documentation where relevant.

Oversee resolution of snagging issues to client standards and assign tasks to the appropriate site teams.

Coordinate and manage emergency works to ensure safety and timely resolution.
-
Maintain oversight of existing contracts to ensure consistent service and ongoing client communication.

Submit completed project documentation for invoicing, including any variations or additions.
-
Ensure scaffolding inspections and documentation are updated and compliant on a rolling 7-day basis.
