JOB DESCRIPTION

JOB TITLE:Transfer of Equity Advisor

REPORTS TO:Team Leader

DEPARTMENT:Remortgage Technical Services


PURPOSE

To Manage a caseload of Remortgage Transfer of Equity cases.

To deal with any Technical or Legal issues on cases connected to or arising from a Transfer of Equity.

To also provide assistance and support to the Technical and Legal teams in respect of other issues and referrals deemed suitable for the role in addition to the above when required.

KEY RESPONSIBILITIES;

This does not set out every responsibility but provides an overview of the main areas of responsibility.

Check titles for Transfer purposes

Draft TR1s and associated paperwork

Input Transfer post such as TR1s and Questionnaires

Correctly interpret court consent orders, separation agreements and solicitor correspondence

Calculate Stamp Duty Land Tax (SDLT) & Land Transaction Tax (LTT)

Submit manual SDLT & LTT returns

Pro-actively manage caseload from instruction to sign off to ensure files are being reviewed/ actioned appropriately and ensuring individual and team targets are achieved

Ensure that all inbound and outbound correspondence, telephone calls, faxes and emails are actioned to agreed service standards and in a highly professional level

Act upon the Team Leaders guidance in a prompt, meticulous manner, ensuring advice and assistance are sought. Additional coaching and training will be provided predominantly on a day to day basis with close support from the Team Leader as and when required

Deal with restrictions, lease requirements and any other technical or legal issues directly arising from the Transfer of Equity

Offer advice and support on any other technical referrals that are deemed suitable for the role

Demonstrate accuracy throughout, ensuring there are no post-completion issues in respect of registration, or financial issues arising out of cases dealt with or any queries that are referred

Identify and provide feedback to the training department on any errors that have occurred on cases subsequently referred to ensure service remains first class and to minimise ongoing risk to the business

Where possible identify potential process improvements

Personal Qualities

A minimum of 6 months Remortgage casework experience. Preference will be given to candidates who are Title Check trained in Freehold and Leasehold

Experience of integrated case management systems

Good customer service skills

Good communication skills; both written and verbal with the ability to provide constructive feedback

Good investigatory skills with the ability to quickly assimilate facts on relatively complex files, identify patterns and form connections

Good organisational skills. Makes good use of time and prioritises accordingly

Ability to meet tight deadlines, targets and work under pressure

Ability to work as member of team and on own initiative

Good attention to detail

Good data input skills
