Cobalt is working with a national property management business to appoint an Associate Director to help lead its Facilities Management operations across a regional portfolio.
This is a senior, client-facing role where you'll support the FM Director with line management, service delivery, and team development - while also overseeing your own portfolio of commercial properties.

You'll play a central role in managing the day-to-day and strategic functions of the FM team across the region, supporting junior managers and acting as a key point of escalation for internal and external stakeholders.
Key responsibilities will include:

Supporting the FM Director in leading a regional FM team - providing coaching, training, and performance management.

Managing a personal portfolio of properties, overseeing all aspects of hard and soft FM service delivery.

Reviewing monthly reporting across the wider team, providing insight and analysis back to senior stakeholders.

Supporting with budget preparation and service charge management, ensuring accurate forecasting and reporting.

Overseeing procurement and contractor performance - including KPIs, SLAs and compliance reviews.

Driving ESG, sustainability and occupier engagement initiatives, working closely with clients and tenants.

Leading on compliance, H&S, and risk management - ensuring all sites meet statutory requirements.

Acting as the escalation point for tenant or team issues, resolving matters calmly and professionally.
We're looking for a senior FM professional with a strong track record working within Real Estate, and a strong understanding of tenant and landlord dynamics. You'll be confident leading and developing others, have a sharp commercial eye, and bring a proactive, solutions-focused approach to managing buildings and teams. An IOSH is essential, whilst a NEBOSH or IWFM would be advantageous.
