Kenny Recruit are partnering with a rapidly expanding, premium student accommodation provider to find a standout Property Manager for their Liverpool portfolio. Currently managing over 2,000 high-end student bedrooms across three UK cities and growing at 50% annually, this is a prime opportunity to join a dynamic, entrepreneurial team reshaping student living.

Pay: £28,000.00 - £35,000.00 per annum (dependent on experience) plus performance bonus

Location: Liverpool (5 days in the office)

Working hours: 8:00am - 5.00pm

Your Role:

You’ll take full ownership of a portfolio of approx. 250 HMO student properties in Liverpool. This is a hands-on, strategic position at the heart of regional operations — ideal for someone who is organised, proactive, and passionate about delivering exceptional tenant experiences.

Key Responsibilities:

  • Working alongside maintenance department to ensure properties are kept up to brand standard. Dealing with maintenance emergencies, required quoted works, planned maintenance.
  • Where necessary, organise external contractors. Making sure contractor payments align with company invoicing policy.
  • Managing a large portfolio of properties; quarterly maintenance inspections, dealing with tenant and guarantor queries, identifying asset improvements
  • Ensuring the on boarding of new properties from the development team is seamless.
  • Maintaining good tenant relations from move-in to move-out dates. Working with Senior Management on customer satisfaction surveys and feedback.
  • Maintain 100% HMO compliance across the portfolio for the year, including instructing and managing compliance contractors, updating CRM system with relevant certification.
  • Proactively organising the summer handover of properties including cleaning tender, organising summer staff, inventories and check ins.
  • As the face of the business, you will have day-to-day responsibility for delivering good customer service with a target of striving for 5* customer reviews.
  • Proactively look to streamline maintenance reporting systems.
  • Monitoring of WhatsApp group out of hours, assisting with the monitoring of out of hours which is handled by a third-party contractor Prop Call, to assist them with any property specific queries/ nuances/ advise on call outs.
  • Out of hours lock outs – lock outs are currently attended to in house by the full Liverpool team – paid call outs.
  • Property and tenant administration; dealing with council tax, assisting the Operations team with utilities.
  • Work closely with the accounts team to advise on tenant payments
  • General office administration in relation to managing the properties, including managing key audits and other tasks.
