The Role:

As the Pre-Construction Manager, you will play a pivotal role in the front-end success of our client's projects. You will be responsible for leading and managing all pre-construction activities, from initial client engagement and concept development through to detailed design, cost planning, and tender management. Your commercial acumen and strategic thinking will be crucial in securing and setting up projects for successful delivery.

Key Responsibilities:

  • Lead and manage the pre-construction process for a variety of design and build fit-out projects.
  • Develop and maintain strong relationships with clients, understanding their needs and translating them into effective design solutions.
  • Oversee the development of initial concepts, feasibility studies, and detailed design packages in collaboration with the in-house design team and external consultants.
  • Manage the tender process, including the preparation of tender documentation, evaluation of bids, and negotiation with subcontractors.
  • Develop accurate and competitive cost plans and budgets.
  • Identify and mitigate potential risks and opportunities during the pre-construction phase.
  • Contribute to value engineering exercises to ensure cost-effectiveness without compromising quality.
  • Prepare and present pre-construction reports and presentations to internal stakeholders and clients.
  • Ensure a smooth handover from pre-construction to the delivery team.
  • Stay abreast of industry trends, new materials, and innovative construction techniques.
  • Mentor and support junior members of the pre-construction team.

Candidate Requirements:

  • Proven and extensive experience as a Pre-Construction Manager within the Design & Build Fit Out sector is essential.
  • A strong understanding of the entire project lifecycle, from inception to completion, within a D&B environment.
  • Excellent commercial acumen and a proven track record of successfully managing pre-construction budgets and tender processes.
  • Exceptional communication, presentation, and negotiation skills, with the ability to build rapport and influence stakeholders at all levels.
  • Strong leadership qualities with the ability to motivate and manage internal and external teams.
  • A thorough understanding of construction methodologies, materials, and building regulations.
  • Proficiency in relevant software and IT packages.
  • A proactive, strategic, and solution-oriented approach.
  • Excellent analytical and problem-solving skills.
  • Relevant construction management or quantity surveying qualifications are highly desirable.
