Overview:
One of my local government clientsis seeking an experienced Voids Maintenance Officer to support its Housing Management team. This is a hands-on role focused on preparing council-owned properties for new tenants by ensuring high-quality maintenance, lock changes, utility management, and property inspections.
Key Responsibilities:

Carry out lock changes at the start and end of the void period

Install key safes, manage key codes, and deliver keys to offices/sites

Read and log electricity and gas meters (including smart/prepay), and resolve any utility debts

Upload meter data to the Green Energy Switch Portal

Undertake tenancy-ready and final void checks

Assist with minor maintenance tasks such as leaks, locks, door handles, and window repairs

Weekly flushing of unoccupied properties in line with legionella control policies

Conduct work-in-progress inspections and report on contractor performance

Liaise with void surveyors, residents, and contractors to ensure smooth handovers

Keep accurate records using internal systems
Candidate Requirements:

Demonstrable experience in maintenance/repairs, particularly within housing

Familiarity with voids processes, property inspections, and utility meter management

Ability to carry out minor repairs independently

Good IT skills and attention to detail

Knowledge of HHSRS and health & safety standards

Strong communication and collaboration skills
