Overview:

One of my local government clientsis seeking an experienced Voids Maintenance Officer to support its Housing Management team. This is a hands-on role focused on preparing council-owned properties for new tenants by ensuring high-quality maintenance, lock changes, utility management, and property inspections.

Key Responsibilities:

  • Carry out lock changes at the start and end of the void period

  • Install key safes, manage key codes, and deliver keys to offices/sites

  • Read and log electricity and gas meters (including smart/prepay), and resolve any utility debts

  • Upload meter data to the Green Energy Switch Portal

  • Undertake tenancy-ready and final void checks

  • Assist with minor maintenance tasks such as leaks, locks, door handles, and window repairs

  • Weekly flushing of unoccupied properties in line with legionella control policies

  • Conduct work-in-progress inspections and report on contractor performance

  • Liaise with void surveyors, residents, and contractors to ensure smooth handovers

  • Keep accurate records using internal systems

Candidate Requirements:

  • Demonstrable experience in maintenance/repairs, particularly within housing

  • Familiarity with voids processes, property inspections, and utility meter management

  • Ability to carry out minor repairs independently

  • Good IT skills and attention to detail

  • Knowledge of HHSRS and health & safety standards

  • Strong communication and collaboration skills
