Senior Property Manager

We are currently working with a property consultancy that specialises in managing Prime London properties. Weare looking for an experienced senior property manager to oversee two to three new build schemes in Prime London.

You will work very closely with developers.

Main duties of the Senior Property Manager:

  • Overseeing day to day maintenance of one leasehold scheme
  • Carry out regular site visits to ensure all buildings are in good order.
  • Attend client meetings, including AGMs and Directors meetings.
  • Manage the project management of Section 20 consultations, major internal and external works along with the relevant surveyor or relevant professional consultant.
  • Ensure effective communications with residents and client, in a timely and diligent manor.
  • Manage electronic data and e-mails and ensure all client files are updated.
  • Dealing with email and telephone enquiries from lessees, subtenants, contractors and client.
  • Ensure compliance with and enforcement of lease terms and statutory requirements.
  • Sign off and approve weekly invoices.
  • Produce service charge budgets including preparing reserve and capital expenditure report for the forthcoming years
  • Oversee budget, yearend accounts and quarterly client statement process to ensure that timescales are met and review accounting information to ensure accuracy.
  • Manage expenditure against budget throughout the financial year and produce reports as required to the Directors
  • Ensure insurance claims are being processed efficiently and correctly (in conjunction with the maintenance team).
  • Circulate information to residents concerning management issues.
  • Ensure Health & Safety regulations are adhered to on all sites and that General and Fire risk assessment recommendations are implemented via maintenance.
  • Review and agree all circular & client correspondence including newsletters ensuring that communication is regular and accurate

Experience required: SeniorProperty Manager - Block Manager

Worked in block property management

Good knowledge of budgets

Experience of serving section 20 notices

AIRPM qualified, although not essential

Full UK driving licence

Salary: £65k to £75k
