I am currently recruiting for a Professional and Committed Maintenance Operative to support the estate and Leasing Teams in delivering the best experience for our residents by completing planned, preventative, and reactive maintenance activities.

You will have an important role in supporting the General Manager, the Estate Manager and Lettings Manager in maintaining the communal areas of the Leasehold and Housing Association areas, as well as maintaining the communal areas and the demised flats. You will also be fully involved in the monthly end of tenancy turnaround and the H&S checks to ensure compliance of the estate.

Other duties will include (but not subject to)

  • Manage, Monitor and Respond to maintenance issues and requests using a tracking system, liaising effectively with Site Managers and other colleagues.
  • Provide support for electrical/plumbing repairs throughout the property.
  • Assist with flat turn arounds and undertake redecorating rooms and communal areas.
  • Manage flat check outs at the end of the month- carry out routine maintenance jobs required in flats and communal areas. Ability to work independently and with minimal supervision when carrying out day-to-day responsibilities.
  • Undertake regular building patrols around the Estate demised common areas and flats to identify any maintenance requirements or Health and Safety risks and complete all resultant actions in accordance with the core operating procedures.
  • Undertake post check out checks and flat inspections and recording of same. Complete all resultant actions in a timely manner.
  • Undertake scheduled flat mid-term inspections during a resident’s stay and recording of same. Complete all resultant actions in a timely manner.
  • Assist with keeping record, logs and monitoring any maintenance issues that may arise within the flats and/or all Estate demised common areas.
  • Support new members of the team, providing a warm welcome and supporting their development by answering questions and offering guidance.

The right candidate must have ability to work weekends and public holidays. The shift pattern is based on a 40-hour week, 5 days per week with 2 days off. Primarily this is a Mon- Fri role however during turn arounds or if business requires then including Saturdays and Sundays with days off in the week.

This is a busy and hands on role. To be considered for this role you must possess:

  • 2-year domestic plumbing/general maintenance experience.
  • Qualified to NVQ level 2 in plumbing maintenance.
  • Intermediate level skills in business operating systems including Microsoft Office.
  • Demonstrable experience of effective communication both orally and in writing.
  • Ability to work weekends and public holidays.

The following skills are desirable but not essential:

  • Qualified to 17th edition level (IEE Wiring Regulations)
  • Previous experience of working with large plant
  • Experience of working in the private residential sector
  • IOSH qualifications
