Key Responsibilities of the Building Manager

Customer Service & Lettings

  • Welcome new and prospective residents, manage viewings and tenancy processes
  • Ensure vacant units are let quickly and in good condition
  • Address tenancy issues and maintain positive resident relationships
  • Provide accurate updates and maintain CRM records

Property & Facilities Management

  • Oversee contractors for cleaning, maintenance, and repairs
  • Ensure compliance with health & safety standards (gas, fire safety, legionella, etc.)
  • Conduct regular inspections and manage estate standards
  • Support long-term planning for building upkeep and improvements

Team Coordination

  • Supervise on-site staff (e.g., concierge), manage rotas and performance
  • Provide cover for front-of-house when needed

Budget & Compliance

  • Manage day-to-day spend in line with budgets
  • Approve invoices, support deposit deductions, and void cost planning

What We're Looking For

To excel as a Building Manager, you should demonstrate:

? Experience in PRS, property, or facilities management

? Strong people and organisational skills

? Confident communicator, proactive problem-solver

? Comfortable using digital systems

? IRPM or ARLA qualification (desirable)
