About the Role

As Pre-Construction Manager, you will take ownership of the early phases of projects, driving cost planning, tendering, and design coordination. Your duties will include:

  • Leading site surveys, feasibility / due diligence work, and risk assessments

  • Developing detailed cost estimates, elemental cost plans and budgets

  • Preparing tender packages and assessing subcontractor bids

  • Overseeing design reviews, value engineering and constructability analysis

  • Liaising with clients, architects, engineers and consultants on technical matters

  • Managing pre-construction change control, budget forecasts and procurement strategy

  • Ensuring alignment between design, buildability and end-use functionality

  • Supporting bids, proposals and client presentations

You will act as a bridge between the design and delivery teams, ensuring technical robustness and commercial viability before works begin.

Requirements

  • Proven experience (3+ years) in pre-construction or estimating roles, ideally within fit-out, interiors or refurbishment sectors

  • Strong technical understanding of finishes, joinery, M&E, structure, services and interiors systems

  • Experience producing cost estimates, bills of quantities, elemental cost plans or equivalent

  • Competence in assessing subcontractor proposals, procurement strategy and package coordination

  • Ability to interpret architectural, structural, mechanical & electrical drawings

  • Commercial awareness, numerical & risk assessment skills

  • Excellent communication, negotiation and stakeholder management

  • Self-starter with strong organisation, decision making and problem solving

  • Degree or technical qualification (Quantity Surveying, Construction Management, Engineering) preferred
