Contract Manager - Building Services

About the Role:
We are seeking a highly organised and proactive Contract Manager to oversee and ensure the successful delivery of a building services contract in London. This pivotal role requires a strong leader with excellent client management skills, a thorough understanding of building services maintenance, and the ability to drive operational excellence. You will be responsible for maintaining strong client relationships, managing performance against agreed KPIs, and ensuring the efficient and compliant delivery of all contracted services.
Key Responsibilities:
- Serve as the primary point of contact for key clients, building strong and lasting relationships based on trust and effective communication.
- Take full ownership of the operational and financial performance of assigned contracts, ensuring service delivery aligns with contractual obligations and agreed standards.
- Lead, motivate, and manage site-based teams, including engineers and other service personnel, fostering a collaborative and high-performing work environment.
- Monitor and analyse contract performance against key performance indicators (KPIs) and service level agreements (SLAs), identifying areas for improvement and implementing effective solutions.
- Conduct regular client meetings and performance reviews, providing clear and concise reports on service delivery and addressing any concerns promptly and professionally.
- Oversee the planning and scheduling of planned preventative maintenance (PPM) and reactive maintenance works, ensuring efficient resource allocation and minimal disruption to client operations.
- Manage contract budgets effectively, ensuring cost control and maximising profitability while maintaining service quality.
- Ensure full compliance with health, safety, and environmental regulations across all managed sites.
- Manage and monitor the performance of subcontractors, ensuring they adhere to agreed terms and standards.
- Identify opportunities for contract growth and service development within existing client accounts.
- Proactively address any issues or challenges that arise, implementing effective solutions to minimise impact and maintain client satisfaction.
- Contribute to the development and implementation of best practices and continuous improvement initiatives across the contract management function.
- Prepare and present regular performance reports to senior management.
Skills and Experience:
- Proven experience in a contract management/contract supervisor role within the building services sector.
- A strong technical understanding of mechanical and electrical building services systems.
- Demonstrable experience in managing and developing site-based teams.
- Excellent client relationship management and communication skills, with the ability to influence and negotiate effectively.
- Strong financial acumen and experience managing contract budgets.
- A thorough understanding of relevant health, safety, and environmental legislation.
- Excellent organisational and time management skills, with the ability to prioritise and manage multiple tasks effectively.
- Proficiency in IT systems, including Microsoft Office Suite.
- A proactive and solution-oriented approach to problem-solving.
- Full UK driving licence.
Qualifications:
- Relevant technical qualifications in building services (e.g., HNC/HND/Level 3 or equivalent)).
- IOSH Managing Safely or NEBOSH General Certificate (desirable).
